The Issue
Petition to Address Critical Infrastructure Issues in Banning Lewis Ranch.
To Whom It May Concern,
We, the concerned homeowners of Banning Lewis Ranch, are united in our call to address urgent infrastructure issues stemming from the construction and oversight practices of Clayton/Oakwood Homes. It is imperative that we collaborate with our city government and development partners to rectify these problems before they escalate, ultimately costing both the city and the homeowners significantly. Our community is already grappling with substantial road condition challenges, a problem that recent activities threaten to exacerbate. Under our metro district governance structure, the roads built by developers like Clayton/Oakwood Homes will eventually become the city's responsibility. This transition raises questions about the quality and safety of these roads, as seen in the Clayton/Oakwood section of Banning Lewis Ranch.
The Current Situation:
Roads in Deterioration: Many roads such as Vista del Pico and other areas, despite not being old, urgently require repaving. When compared to similar aged and sized master-planned communities, Banning Lewis Ranch's roads rank among the worst. Why are we facing such disparities?
Water Pooling and Seepage: Evidence of water pooling and seepage indicates a potential disregard for proper construction standards, leading to further deterioration.
Disruption and Neglect: Residents have experienced contractors arriving unexpectedly, disrupting access, and performing subpar work, including pouring concrete over standing water and generating hazardous conditions.
Through research, we believe these infrastructures are not being built to the city of Colorado Springs’ established standards. Patchwork repairs are failing to address the core issues, merely delaying inevitable problems that will burden our city in the long run.
Our Request:
We, the homeowners, rightfully expect the quality and we were promised when investing in our homes.
Therefore, we strongly urge:
1. Clayton/Oakwood Homes to take full responsibility for repairing and repaving the poorly constructed roads before the city assumes ownership.
2. City Officials to enforce existing standards to ensure that no developer can pass off inadequate infrastructure to the city.
We hope that Oakwood is willing to invest in rectifying these glaring issues, as we all have put our trust and financial resources into them. The current conditions of our roads not only diminish property values but also pose safety risks for our families.
As engaged residents and advocates for our community, we refuse to accept these injustices. We believe that collaboration is key to finding sustainable solutions, and we are eager to meet with stakeholders to discuss actionable steps toward improvement.
