The plan to construct houses directly on the boundary disregards the long-standing natural landscape, which has been home to diverse wildlife and provided an open, beautiful view for years this is considerably unreasonable. This development is not just a loss of green space—it is actively damaging the character and environment of our town. There is a clear failure to incorporate sufficient green areas within the estate. In line with responsible urban planning, there should be designated **greenbelt land and continuous green corridors** throughout the development to preserve local biodiversity and prevent over-urbanization. The absence of these features exacerbates environmental destruction and disrupts the balance between nature and residential expansion. Additionally, the infrastructure in Shrewsbury is already stretched beyond capacity. **Schools, GP surgeries, and essential services** cannot accommodate an influx of new residents without severe strain on existing resources. **Preston Street, a critical roadway, will struggle with increased traffic congestion**, raising safety concerns for both residents and commuters. It is unacceptable to push forward a plan that fails to consider the long-term effects on infrastructure sustainability. Furthermore, I must highlight a **15-inch watermain on the boundary**, which has an easement with Severn Trent Water and **runs through phases one and two of the development**. This pipeline is a **major feeder for the whole of Shrewsbury**, and I believe it extends to the railway line and backs up into one of the cul-de-sacs. I would like an **investigation into where this pipeline runs throughout the estate** and confirmation on how this is being factored into planning decisions. Houses **should not be built within a 20-metre radius** of this pipeline to ensure its integrity and future access for maintenance. I’m looking at phase one and two the pipeline runs all the way through that new estate. Other key concerns include: - **Water drainage and flood risks**—Has a full environmental impact study been conducted? The destruction of green space will only worsen flooding issues. - **Housing density**—The number of houses being packed into this development lacks balance and consideration for quality of life. - **Wildlife preservation**—The proposed plan disregards existing habitats, displacing species with no mitigation strategy in place. I urge the planning committee to **reconsider the density and layout of this development**, ensure proper environmental protections, and address the infrastructure challenges before allowing construction to proceed. The needs of the existing community must be prioritised over unchecked .

I have lived on this estate for nearly 20 years, and it is a beautiful place to live, with a very calming atmosphere. The estate has a lot of elderly residents, most have lived here their whole lives. The proposed new build will completely change the whole feel of the estate, and make it feel much more enclosed and claustrophobic and will not fit in the the existing estate. Issues with drainage flooding, increased traffic and a lack of green open space will have a huge impact on our community.

I moved to Yarm 10 years ago from Durham. Over more than two decades I witnessed the destruction of Durham city and its immediate vicinity due to un restricted development projects that ultimately pushed people away. Yarm is suffering the same fate but at a much faster pace. I find it amazing that those people who propose and or ultimately sanction these developments do not live in yarm themselves. It it is mind bending obvious that there is no where near the local infrastructure to support what already exists in Yarm, let alone more development. If the current proposals are sanctioned the numbers make grim reading. Almost 3000 extra children at secondary school age. - that’s 3 new secondary schools supported by 5 new primary schools. 1700 cars for every parking space at the medical centre, where currently the average wait time for an appointment is 4 days - it will increase to 6. Complete grid lock on Green Lane, Leven Road, The Spital, Outside Conyers and out to and in from Kirklevington. Anyone who thinks traffic lights will alleviate this clearly hasn’t driven in or around the town. We notice that the developers will”try” to preserve the trees and the habitat. Taylor Wimpey have a record of lying…. Why would they change now? The reasons why this development should be stopped are as long as they are obvious.
Paul a soutenu : Stop Further Housing Developments in Yarm
We need to stop with the excess development - although I believe irreversible damage to Yarm has already been done by the councils previous planning decisions. I hope Stockton Council reconsider their whole planning policy for Yarm and Kirklevington - before they completely ruin what was once a lovely market town and a beautiful area. Please listen to the residents!
S a soutenu : Stop Further Housing Developments in Yarm
So many unique species of fruit trees have been planted by the local community here and also shared events to keep up with tradition such as the wassail which has taught my son and other children about caring for nature. Locals of all ages gather and enjoy the seasons- there aren’t many spaces left to do that anymore!

Upchurch is a village community with very narrow roads. The infrastructure is not there to support expansion of housing. The village centre is highly dangerous for small children walking to school and cannot cope with additional traffic that housing will create . Apply some common sense this is to dangerous and will also take away a valuable orchard where food is grown
