Facing a 100% increase in HOA dues is incredibly frustrating and raises valid concerns amongst homeowners. If underscores the urgent need for the HOA to transparently justify such a steep hike, detailing where these additional funds are going and how they will tangibly benefit the community. The reasoning can't be as simple as we haven't had an increase in several years. Homeowners are already struggling with rising living costs, must now stretch their budgets further, potentially sacrificing other essentials. This scenario demands a careful, transparent dialogue between the HOA and residents to foster understanding and trust, ensuring that the financial burden is shared equitably and purposefully.
My family bought our home here in Summercreek in 2019. Throughout the years we have seen such massive increases in the association with no real explanation or tangible results. My family always pays 2 months in advance if possible, and one time they charged us late fees despite our records, and we had a really bad experience with the management company. I recently called to get more information on another increase in payment and the gentleman tried to explanation the issue revolving payment of insurance and current non-paying households in the neighborhood, but I think its sign that we are tired of paying and would rather that money go to our own home improvement if we would like. The summercreek sign that welcomes you into the neighborhood is old and ugly and does not compete with the other neighborhoods signs. We don't have a pool, and our park is really old and has not been renovated. These are tangible changes I would like to see.
I’ve lived in Jasmine Heights for 10 years now. I do not agree or feel it’s justified to increase HOA dues for each house in this community. The subdivision has grown a lot therefore adding more people, it should be a decreased amount. Although I understand that there is higher cost in things over the years, the increase isn’t justified to cover what the increase is stated for. If anything, you can have an increase proposal at the annual meeting to increase starting 2026, not at the last minute with a special meeting in 2024 after the annual meeting for 2025 dues. That’s completely unprofessional and not ample time to allow people to budget costs.
I feel that an increase on the HOA is unwarranted. I understand you all stated it’s been the same for 15 years but many of your sections are way less than 15 years old, or haven’t even been built yet. The community is missing so much, such as many has already stated, regarding better routes to highways, sidewalks for safety and the kids walking to and from school. It’s stated that we, the residents, will pay for DR Horton/HOA pass due bills, maintenance to the waterfall, and I’m sure the sign that was destroyed a short time ago, which I’m sure those teenagers and/or family was held accountable already and we’re somehow still responsible to pay for such a thing? There are woods/tree limbs/bushes, growing through our back fences from lack of maintenance of the landscaping in some areas. That’s for the residents that have woods as their backyard view. The grass cutting there, doesn’t even exist. No personal park for Jasmine Heights, no gym, no pool, no community center for Jasmine Heights that we can host events, no security guards or police circling the neighborhood, it’s not gated. I totally disagree with an increase on the HOA fee. We see no use that the HOA is needed for, there’s no changes in the community year after year, a $300 fee already exists and we see no evidence of the money we pay in besides telling us what we can and can’t do to our homes. I do not agree for any increase on the HOA fee in 2025 for the Jasmine Heights residents.
We’ve been living here for almost 7 years and have not seen any of the amenities promised upon our home being built. I would like an explanation, additionally, for the 1.4 million that we are currently sitting on. Your last budget was from October.
I live in a condominium that is governed both by HOA law, and Condo law. Important records that have to do with common areas (lobby, roof, parking) fall under HOA law, rendering owners unable to get access to records, without suing the Association. In regular Condo communities in Florida, owners can send complaints to Department of Business and Professional Regulation. HOA members leaving in condos in Florida, are at a significant disadvantage. Abolish HOAs (Master Associations) in Condos!
The issue with HOAs is so horrifying and out of control, I started my own advocacy program to educate people on how to fight the abuse and advocate for legislation change. I pay ~ $15,000 a year= Homeowner Association (HOA) and a Community Association for the Board of Directors (BOD) failure to maintain units 2018-2025, Reserve studies not being done for eight years, safety and health issues, inaccurate records or financial statements, misappropriation of funds, denied full access to records, improper receipts and invoice keeping, HOA BOD not complying with IRS Ruling 70-604 for excess of membership income over membership expenses.

It was always evident when Chef Joe was working, as the quality and taste of the food reflected his presence. The decision to terminate a valuable member of the POA-run restaurant without seeking input from the community or even the restaurant management is highly questionable. This board has now demonstrated that they are driven by an agenda, disregarding the voices of those they are meant to represent.
Prior to Joe’s appointment as chef I was concerned about the Watering Hole. I moved out here in 2018. My first experience at the restaurant was not good. My second experience was not good. I had to bust into the kitchen. Andrew and I had an encounter.
Then Joe was hired. My son had worked with Joe at Chez Willy in Galesburg.
I was thrilled to know we were in good hands. I remember telling my server to let Joe know how thrilled I was with the Pad Thai that he had made. I knew that we were all in for a good dining experience.
