The Issue

Dear Neighbors,

We want to change our neighborhood rules so the HOA ONLY takes care of shared community spaces.

Under this new plan, individual homeowners would become responsible for fixing their own roofs and siding. Shifting these individual repair costs off the HOA budget aims to help LOWER our monthly HOA dues. It will also STOP surprise special assessments, such as the recent $ 7,926 assessment for alleged storm damage. The HOA is financially decimated and cannot afford to fix our home exteriors without special assessments that everyone must pay, regardless of whether they choose to have work done or if they even have any repairs needed.

Currently, the HOA cannot even afford to repair or replace fences that are rotted and collapsing (which they have quietly suggested we individually replace ourselves) and have already slithered out of responsibility for rotted decks that are unsafe, and unusable - placing that burden on owners.

Currently, the Peachwood HOA oversees not just our shared spaces like driveways, parks, and pathways, but also the exterior maintenance of individual homes. While this might seem convenient, it significantly raises our monthly fees and hinders any improvements desired by individual owners. By allowing homeowners to take charge of their properties' exterior maintenance, we can facilitate a more cost-effective neighborhood. Also, if we are individually responsible for our own roofs, we will have the option to have solar power! This will not only increase property values but also reduce our monthly utility costs.

This move isn’t just about reducing costs; it's about giving homeowners more control and autonomy over their properties. Many of us have unique preferences for maintenance and aesthetics that a one-size-fits-all approach can’t accommodate.

A reduction in fees will be a relief for families and individuals who are already financially stretched, especially in the current economy, where costs for living expenses continue to rise. It also means more funds can be allocated toward improving common spaces, making our neighborhood a more inviting and pleasant place for everyone.

Historically, HOAs that have shifted to a "Common Spaces Only" model reported more satisfied homeowners and better-managed common areas. According to the Community Associations Institute, communities where homeowners manage their own home exteriors often enjoy better financial stability, as homeowners become more engaged in the upkeep and value of their properties.
