Stop High Rise Columbia Street Apartment Development on the Middletown Hillside

Stop High Rise Columbia Street Apartment Development on the Middletown Hillside
The Issue
STOP the high-rise apartment development at 3677 Columbia Stret on the Middletown hillside that would tower over existing housing (172' high, 14-stories, 161 units). Support responsible development that provides affordable housing within the base zoning requirements.

Irresponsible Development. San Diegans support responsible development to provide affordable housing in our communities. High-rise is not the only solution. This 172' 14-story high-rise would destroy the community character and tower over the homes and small apartments on this historic hillside. The Developer is seeking multiple waivers to byapss the base zoning height and lot setback requirements.
Does Not Address Affordable Housing Needs. This development scrapes 3 affordable housing units to create 155 market rate apartments and 6 affordable units. Further the developer may opt to use waivers to "offsite" the affordable units to a different neighborhood, offering no community benefit.
Corporate Investor Greed & Unappealable City Decisions. The Corporate developer advertises their objective as "delivering exceptional returns for investors." The City is prioritizing the interests of one Developer over the hundreds of neighborhood residents. The City is bypassing all community review to approve this building.
Creates Public Safety Issues for Emergency Response. The Columbia one-lane divided street is too narrow to support emergency vehicle access for the proposed high-rise building, according to the International Fire Code (IFC). The Developer is seeking multiple exceptions.
Aggravates Existing Parking Issues. The 161-unit project does not provide required parking for vehicles, motorcylces or bicycles, making the current parking issues worse for residents and India Street businesses. The Developer is seeking multiple waivers.
Creates More Traffic Congestion Issues. This project creates traffic flow problems on the narrow divided one-lane street, impacting traffic flow for all homes on the hillside and India Street businesses.
