Urging immediate investigation of the blight of Raintree Village

The Issue

Living in Raintree Village Manufactured Home Community in Toledo, Ohio has become increasingly challenging and unsafe due to the neglect by its corporate owners, Oakwood Ventures and their DBA CPM RV LLC, based in Dallas, Texas. For too long, we've witnessed the decay of our community, with abandoned manufactured homes littering our area, greatly diminishing the quality of life for all residents. And Management's refusal to address these issues is not just a violation of safety compliance codes but also contradicts  with the fair housing act, thus affecting the well-being of some of our most vulnerable community members. And we get charged compliance fees or threatened by onsite property management of eviction for speaking out about issues, and that's not right. Nor is the security fee or the high lot rent we get charged every single month.

Our streets remain poorly lit, creating dangerous conditions for both pedestrians and drivers. This lack of adequate street lighting poses a serious safety hazard, potentially leading to tragic accidents that could be otherwise prevented. Moreover, the sidewalks and roads are in disrepair, making it difficult and unsafe for residents, especially those with disabilities, to navigate freely.

These persistent problems, along with a broken down sewage lift station with non functional external warning lights, require attention beyond the community. That’s why I am urgently requesting State Representative Michelle Grim, the Ohio Attorney General's Consumer Protection Office, Representative Marcy Kaptur's office as well as Washington Township officials to initiate an investigation against Oakwood Ventures and it's legal shield CPM RV LLC. Their ongoing neglect of Raintree Village is not merely an inconvenience but a blatant disregard for resident safety and legal compliance.

By this, we can pressure this corporate entity to fulfill it's responsibilities towards maintaining safe, habitable living conditions. This would serve as a warning to other corporate property managers of similar manufactured housing communities who might consider similar neglect, setting a much-needed precedent in enforcing property owners’ responsibilities under safety and disability laws.

Sean PoolPetition StarterI have lived in Raintree Village with my now 81 year old mother since I was just 11 years old when we moved here in 1994. We were here way before the current corporate owners purchased the park in 2023.
