Stop Proposed Development of 850 houses in Tidbury Green
The Issue
I am asking residents of Tidbury Green and surrounding villages to formally object to the planning application for the proposed development of 850 houses on Green Belt land in Tidbury Green. Planning ref with Solihull Council PL/2025/01937 called Land South of Norton Lane
This proposal raises several serious concerns:
Conflict with Green Belt Policy
The site lies within designated Green Belt, whose primary purpose is to prevent urban sprawl and protect the countryside from encroachment. The proposal would cause a significant loss of openness and rural character, contrary to both national policy (NPPF) and the Solihull Local Plan. No “very special circumstances” have been demonstrated to justify such harm.
Lack of Infrastructure
The area already struggles with traffic congestion and limited capacity in local schools, GP surgeries, and other essential services. A development of this scale would place unsustainable pressure on existing infrastructure, for which there are no adequate mitigation plans.
Environmental and Biodiversity Impact
The site provides valuable habitats for wildlife, including established hedgerows and trees. The development would lead to further loss of biodiversity and green space, contrary to Biodiversity Net Gain principles.
Impact on Local Character and Communities
Tidbury Green currently has around 850 properties. This proposal would effectively double the size of the village, changing its character completely and contributing to the coalescence of nearby communities such as Dickens Heath and Cheswick Green.
Sustainability Concerns
The location is poorly served by public transport and relies heavily on car use. Development here would not meet sustainable growth principles and would undermine brownfield-first policies.
For these reasons, I strongly urge the Council to refuse planning permission for this application.
