An Innisfil, Ontario group has applied to the Toronto Committee of Adjustment (COA) for a zoning amendment to the city bylaw to build a 3-storey rear addition to the Merseyside Cafe building at 2413 Dundas Street West.
In its push to intensify the density of downtown populations, the city will endeavour to approve the application for four additional new apartments at the address where there are currently two units, one of which is the cafe.
The application would bring the property’s total number of units to 6, including an additional basement unit. Although it is commercially zoned, this will change the building’s focus to residential use, likely resulting in increased tenant/neighbourhood noise. This adjustment is not in the spirit of the current zoning regulations.
The zoning currently insists on parking spaces to be provided but the developer has also applied for an exemption to provide none, which likely will result in tenants parking on Chelsea and Prince Rupert Avenues.
Finally, the proposed plan is to build three balconies essentially against the alley (infringing on the property-line bylaws) looking over all adjacent properties, creating an unacceptable overlook and a loss of visual privacy for all neighbours.
