We are a group of Port Credit residents vehemently opposed to the proposed 11 floor building  to be built on the corner of Lakeshore Road and Ann Street, in beautiful Port Credit 'Village'.

The 'Port Credit Local Area Plan' is a 142 page document, last updated in April 2021, which is an official city plan, and which contains 78 points or reasons why this building should not be allowed to proceed. 

Most notably in the Port Credit Built Form Guide – Appendix 1

1)     Section 2.2 Planned Building Heights – The map on Page 13 clearly shows that the maximum height on the property should be 3 floors high. This cap would comply with the most basic city guidelines for redevelopment in the area and would match the retail buildings in close proximity and directly across the street. This is reiterated and clearly spelled out again in section  2.3.3.  - Main Street Precinct on page 17.

2)     In the same section, 2.2 on Page 14, Figure 12 shows that buildings should transition from their highest at railway tracks to the north, to the lowest at Lakeshore Rd. E which should be 3 floors. Putting a new 11 floor building to the south of 8 Ann St. (at 15 floors) is hardly a meaningful transition to the street, especially when the limit calls for a height of 3 floors on that land.

3)     Section 2.4.2 Building Separation Distances. – The map on page 21 clearly shows the distance from The Portview Apartment at 122 Lakeshore Rd to 5 Ann St (across the street east of the proposed building at 128 Lakeshore Road). The guideline indicates that anything over 6 floors needs a minimum 40M distance from any other building and this clearly cannot be achieved on that piece of land. Minimums cannot be met on 3 of the 4 sides!

These are the main points amongst so many others, such as Shadow Impacts (completely blocking light to the 5 floor Portview apartment at 122 Lakeshore and casting a massive 11 floor shadow over 8 Ann St.) , Wind Comfort (creating a tunnel effect and pushing wind directly up Ann St to the Port Credit GO off the lake), and Building Frontages (90% of the building needs to front onto Lakeshore  which will not be the case based on the visible footprint).

This proposal is so far off the guidelines, it should not even be allowed go to any sort of ‘committee of adjustment’ to be considered. The proposal should be outright denied and a public hearing should not even be necessary based on the guidelines and common sense.
