Our team spoke to a credible source who stated whomever is responsible for the golf course project is not proceeding forward with any additional work on the golf course site until after the first of next year 2026.

Due to the excessive rains and holiday season they decided to take a break. There was no further explanation offered as to why the break was necessary. I repeat, do not expect to see any work being done on the golf course until first of next year 2026.

If you have further questions please contact Laveen 140 or City Property Management Company, HOA Cottonfields Community Property Manager for more information.

In closing, is the United States real estate market influencing the completion of the golf course redevelopment project? Property values have dropped significantly between 2022 and 2025, especially in Laveen, AZ.

What’s the current market impact on Laveen 140’s selling price per acre to residential developers? I’m sure their original valuation has changed a bit. Are they buying themselves some time to see how the economy performs the next 30-60 days?

Has their funding been cut or scaled back? Are there delays with the city permit process? One person said the golf course property was condemned and abandoned. From the best of my knowledge that is another false allegation and another false rumor. Don’t believe everything you hear!

There is a security guard present guarding the golf course daily. The golf course is being guarded and Laveen 140 must be paying the security guard company to watch over the golf course. So the rumor the golf course was abandoned is false.

By the way, Cottonfields Community residence, you are not suppose to be parking anywhere on the golf course parking lot. That’s private property not public. And do not harass the security guard. You can ask him questions but don’t turn the conversation ugly on him.

All he is doing is his job and that’s to protect the golf course during the holiday break. There’s been racist slurs directed at the security guards, threats and intimidation. They’ve called the Police and reported a few of you already. Take your aggressions elsewhere. All they are doing is their job. Leave them alone if you can’t conduct a civil conversation.

Laveen 140 spent hundreds of thousands of dollars already invested into the golf course redevelopment project. Google what a large excavator costs. A “Heavy Duty Excavator” can cost $1,000.00+ per day to rent.

In the very beginning of the project there were over 1/2 dozen excavators working on the golf-course every day for weeks straight. You can figure out the math yourself. That doesn’t include other equipment, gas for each excavator, doesn’t include delivery and pick up of each excavator, doesn’t include licensing fees, taxes, and other expenses.

Laveen 140 already invested a significant amount money into the project. I personally can’t imagine they would walk away from the project with so much already on the table. While I have seen stranger things happen in my lifetime. I don’t foresee that being the outcome here.

Would be nice if Laveen 140 would provide an update. Happy Holiday Season 2025 to everyone. Thank you for your time.
