
Happy New Year 2025 to you! With that said, “BIG ANNOUNCEMENT!” The picture posted above is taken today, Tuesday, March 11, 2025. The construction of the new golf course project is underway! Zoom in on the picture. The Cottonfields Community golf course redevelopment project has begun! There were many construction workers on site, large excavators and work crews were diligently working.
For those of us who live in Cottonfields Community we are excited to see the redevelopment of the golf course beginning this month as stated by Laveen 140, LLC. They said the redevelopment would begin in a few weeks and so it is. Thank you Laveen 140 for following through with your plans. I want to thank everyone who signed this petition and donated to this campaign.
I was told by a few community residents I must believe in Santa Claus, the tooth fairy and the Easter bunny. One person mentioned publishing this petition was futile, waste of time and irrelevant. A few people said this day would never come! Meaning, Cottonfields Community would never see the golf course redeveloped.
What was my purpose for publishing this petition? Did anyone ever care to understand what I was doing? My purpose was to wake people up, raise awareness about what is going on and keep people informed. Guess what? This petition did wake some people up, did raise some awareness and has continued to keep people informed about this ongoing golf course issue and project since October 2022. Mission accomplished.
As a matter of fact the Owner of Laveen 140 LLC. and his team have been following this petition for several years now. I was not a big supporter of them in the beginning and I made that clear. But after several years, several HOA meetings, seeing their revised golf course redevelopment proposal and speaking with them. I became a believer in their vision and a supporter in their Cottonfields Community golf course redevelop plan.
I was mocked by some people for believing in Laveen 140’s vision and plans to redevelop the bankrupt golf course. I was called a Laveen 140 planted “Mole!” Supposedly I was a Laveen 140 undercover agent! Those same people mocking me were the ones claiming Laveen 140, LLC. will never back up their grandiose statements and plans to quote, “REDEVELOP THE COTTONFIELDS COMMUNITY GOLF COURSE.”
Well guess what? Those people and their pessimistic assumptions were wrong. I was glad to see a few of them sell their property and move out of Cottonfields Community. Would be great to see a few more of them move on. Fact is, a few of you don’t have many more years in front of you. The circle of life will inevitably take care of you in due time. No pun intended.
For those of you who didn’t have a “RESTORE COTTONFIELDS” sign posted on your property and didn’t sign Laveen 140’s petition. Remember what you did and realize you did nothing. When the “NEW AND IMPROVED” Par 3 Professional Golf Course is officially open and your property values begin to go up. Thank your neighbors who were in favor of the redevelopment project.
We moved into Cottonfields Community back in February 16, 2011. We have lived in Cottonfields Community over 14 years now. Obviously the way we live must be working out or else we would have cashed out a long time ago and moved on.
Our family currently owns 3 different properties in Cottonfields Community. To say we have a vested interest is an understatement. All the properties are golf course lots. Meaning the properties backyards face the golf course. We moved from Los Angeles to Laveen, Arizona because we liked having access to an open, beautifully maintained golf course.
It is no mystery what attracted a large majority of real estate investors to Cottonfields Community. The attraction was the bang for the buck in the South Phoenix Maricopa County real estate market. Where can a person live within a gated, golf course community, be surrounded by majestic mountain views and not have to pay minimum $500k-$1 million to get into a house?
We invested into Cottonfields Community in 2011, 2012 and 2014. We have doubled, tripled and quadrupled our initial investment. We are close to the ceiling now. We believe the ongoing growth of Laveen and the new “Score” golf course opening will elevate property values in Cottonfields Community even higher. Isn’t that the end game? ROI up!
I first published this petition back in October 2022. I was ahead of everyone. Ahead of any H.O.A. community groups, ahead of any Facebook groups, any other social network discussions and ahead of any Cottonfields Community Homeowners taking action.
Like many of you I was extremely skeptical about Laveen 140’s first development plan that did not include a golf course. Then more Cottonfields Community residents started to wake up and realize they had to fully embrace their community’s future. They had to come together and make sure their golf course was going to reopen one way or another.
Soon it will be 6+ year’s the golf course went out of business and the golf course land was destroyed due to the closure. Our once upon a time beautiful community became one of the largest 140 acre eye soars in South Phoenix/Laveen, Arizona.
Many residents gave up on the community, sold their homes and moved on. The past 14 years we’ve witnessed 6 different golf course owners and all of them couldn’t create a sustainable business model to keep the golf course profitable. I believe the Laveen 140 redevelopment project has the solution to that ongoing problem figured out.
The overall morale of the community was not great the past 6 years. Many of the residents were divided, emotions were intense, threats were made and friendships became strained. But for those of us who have faith didn’t give up on our community nor our family’s investments.
As difficult as it was to witness the decline of our community we continued to be optimistic about the future. Believing in something we can’t see is sometimes difficult to imagine. Nevertheless, the majority of Cottonfields Community Homeowners came together and chose to work with Laveen 140 LLC.
Now we are witnessing a new chapter in our community’s history. We are now witnessing progress in the Cottonfields Community business arrangements with Laveen 140 LLC. In my opinion, Cottonfields Community is now heading in the right direction.
Laveen 140 LLC. is beginning to deliver based upon the redevelopment plan presented to the Cottonfields Community and city of Phoenix. There are many months ahead to complete the new golf course.
I know some of you may think commenting about any of this is too premature and let’s wait until the project is done. Then we can see if we are happy with the final results. Perhaps we should wait until the final results. In the meantime we can see the results as the project is being developed.
