May 10, 2023 Laveen 140, LLC. held a meeting at Southern Ridge Golf Course Clubhouse for Cottonfields Community.

What happened and what was discussed at the meeting? They revealed the Cottonfields Community questionnaire results. #1 concern/must have is golf course reopening. Unanimous decision. Since the January 9, 2023 meeting Laveen 140 realized Cottonfields Community Homeowners are firm about reopening the golf course.

Introducing Richardson/Danner golf course architect. Apparently Laveen 140, LLC. has hired Richardson/Danner to fully evaluate the Southern Ridge Golf Course. To find out more about the golf course architect go to website: www.golfgroupltd.com 

Forrest Richardson was the golf course architect guest speaker at the meeting. Forrest was the main speaker at the May 10th meeting. Let it be known Forrest is a member of the prestigious ASGCA. To find more information about ASGCA go to website www.asgca.org 

The presentation Forrest provided was the kind of presentation showcasing the necessary data, pictures and facts that would probably earn most people’s respect associated to the PGA. He did prove to me he knows what he’s doing and can back it up with his extremely thorough knowledge of a golf course. Take a look at his website.

The bad news for Cottonfields Community is Forrest estimated to revitalize, fix, repair and rebuild the 5+ year old deteriorated Southern Ridge Golf Course at $12 million to $16 million dollars. That’s what it would cost today. With that said, please look at the above picture. Take a very close look at the picture. That is the new golf course concept proposed at the meeting.

The following is what was discussed. 

  1. They will build a brand new 3 par golf course. The model they presented was stunning. Looked like a golf course I’ve played in North Scottsdale/Troon. Beautiful landscapes across the golf course, glistening sand traps and perfectly appointed holes.
  2. They will rename the golf course: The Score Golf Club At Cottonfields-The word score would be represented by a musical note symbol which is a very upscale and classy presentation. 
  3. They would completely remodel and revamp the golf course clubhouse. The model they showed in the presentation looked like an upscale Paradise Valley/Scottsdale clubhouse
  4. The clubhouse would offer a real restaurant/grill sit down, Professional dining experience. Much better than what was. The old restaurant consisted of cheap seats and cheap tables. Not upscale at all.
  5. They would relocate the current golf course maintenance building to the west side of property near 59th Ave. So when we drive off Baseline heading towards the security gates we no longer will have to look at the oversized building blocking our view and not offering any curb appeal.
  6. They would create an oversized putting green larger, better versus the old, basic putting green.
  7. They talked about building golf simulator suite rooms so players can practice their club swings in a safe environment. Also the golf simulator rooms would offer the player to play a round of simulated golf anywhere in the World such as Augusta, Pebble Beach using the golf simulator computer programs. This would offer added options for beginner players, Seniors and family’s who may not want to play a round of golf on the course but prefer another form of golf recreation.
  8. They talked about building new community signs as we enter off Baseline and Southern. The new signs would look more modern, 2023 updates such as the new Laveen Spectrum sign you see down on Baseline & 59th Ave. strip mall plaza. The new entrance signs would show, The Score Golf Club At Cottonfields. Would look much more up to date looking, more upscale enhancing our community’s curb appeal as people drive into our community and drive in to play at the NEW golf course. The current brick wall Southern Ridge Golf Course signage is dated. Can be much better designed and a newer look. Look at many of the new subdivisions being built. In my opinion, many of those new subdivisions have more impressive entryways than Cottonfields Community.

Now who is going to own The Score Golf Club At Cottonfields? The company who is interested taking on the new golf course build is a landscape/golf course building company from Nebraska. Apparently they’ve built several golf courses nationwide.

The man from the company was present at the May 10th meeting and appeared to be excited about the opportunity. Their company would own, operate and manage The Score Golf Club. Laveen 140 would sell enough land to them in order to build the new golf course. 

Laveen 140 and their team of golf course building experts have presented the best alternative to bringing back a golf course to Cottonfields Community ever presented and more than likely ever will be presented. The golf course experts Laveen 140 is bringing to the table are experts in their fields.

Don’t take my word for it. Go conduct your own research and due diligence. What you’re going to find out is what I found out. The golf course professionals are credible and they have worked on a variety of different golf course projects. I would personally hire them if I was needing expert advice and insights regarding a golf course revitalization project.

The Score Golf Club At Cottonfields offers a brand new golfing experience and new era at Cottonfields Community. The facility would offer a variety of golf activities that are family friendly, Senior and Beginner friendly plus offer a brand new, stunning looking golf course for players of all skill levels to enjoy. In my opinion, the new golf course, all the extra amenities and recreational options, restaurant would skyrocket Cottonfields Community property values. 

We have an opportunity in front of us to place the old era of Cottonfields Community behind us. As we stand today, how is our property values skyrocketing with 5+ year old blight land surrounding our community? Is the Cottonfields Community H.O.A. going to spend several million dollars to rebuild the golf course?

Note: When you are looking at the above picture featuring new golf course design the pink shaded area would be the new residential project. Laveen 140 said at the meeting they would wait until new golf course was fully built. Then their residential project would proceed forward in those pink areas. 

As you can see in the above picture every single Cottonfields Community Homeowner’s property whose backyard view fencing faces the golf course would continue to face the new golf course. There would be zero golf course obstructions.
