In the wake of Lennar's recent decision to alter the originally planned age-restricted 55-plus villas on Rye Cobia Drive and Tart Apple Way, I urge fellow homeowners and concerned citizens to join in addressing this pivotal change. Initially, these villas were advertised and sold as age-restricted, providing seniors with a community tailored to their needs. Changing these to regular townhomes for all ages significantly disrupts the expectations and promises given to those who invested in this specific lifestyle, potentially impacting property values, community dynamics, and the tranquility that comes with an age-focused neighborhood.

The decision to switch these properties to regular townhomes undermines the initial agreement and trust that homeowners placed in Lennar. Many residents chose this area based on its status as a 55-plus community, looking forward to enjoying their golden years in a setting designed for relaxed, senior living. With this abrupt change, we are deeply concerned about the increased traffic, noise, and potential safety issues that may arise from an all-ages development adjacent to Topsail.

Additionally, reducing the number of homes designated as age-restricted has a direct financial impact on all current age-restricted residents. Our HOA budget, reserves, and amenity planning were structured based on the original number of 55-plus homes contributing to the age-restricted section. If fewer homes are included in the age-restricted category, the financial burden is shifted onto a smaller pool of homeowners. This means that existing residents may ultimately face higher HOA dues, reduced services, deferred maintenance, or reallocation of funds originally intended to support amenities and upkeep specific to the 55-plus community. In short, the loss of age-restricted units does not simply change the neighborhood’s character—it increases the financial strain on every age-restricted household by altering the cost-sharing formula that our community relied upon when purchasing here.

To address these concerns and restore the integrity of our neighborhood, we petition Lennar to communicate with homeowners about their intentions and respond to our emails. We request to either revert these properties to their originally planned age-restricted status, block their entrance to Topsail Hill Ave and create a separate roadway to Sunlake Blvd, or provide a secure gated entrance. These measures will ensure the preservation of our community's character and the initial commitments made to current and future residents.

This issue is particularly relevant to those invested in maintaining the quality and promise of neighborhoods designed for senior living. We believe that with sufficient community support, Lennar will acknowledge the importance of honoring their original commitments and the impact this change has on our lives.
