Reform rental laws for small property landlords

As a mum who works hard and has invested in a property, I find the current rental laws grossly unfair to small property landlords. When tenants refuse to pay rent, ignore reasonable requests, and refuse to vacate, the current system leaves small property landlords with no practical recourse.

The eviction process is excessively time-consuming, often taking between 3-6 months to resolve through the courts. During this period, landlords must bear the weight of legal fees, ongoing mortgage payments, and the stress of potentially losing their investment. This is a harsh reality faced by many private landlords with small portfolios of 1-3 properties. Unlike large property firms, individual landlords do not have extensive resources or the ability to easily absorb such losses.

Moreover, banks do not offer payment relief for buy-to-let properties, compelling small landlords to keep up with mortgage payments despite the financial burden of prolonged non-payment of rent by tenants. This places an unfair, unsustainable strain on those who are simply trying to maintain their investments.

It is time for change. We need rental law reforms that recognize the unique struggles faced by small landlords. This could involve faster eviction processes for cases of rent arrears and property damage, reduced legal fees, or even temporary mortgage relief schemes from banks for affected landlords.
