221 - 323 units + 367 - 535 units? 

Or somewhere between 588 and 858 units on 97 Acres? 

The Polocorp application is confusing. Two neighbouring properties, two plans and two appeals to the OLT. Both properties are agricultural land on Highway 6 in North Fergus.

OP004 is 48 Acres within the Official Plan, where they plan to build 221 - 323 units.

OP005 is 49 Acres outside of the Official Plan boundary, where they would like to build 367, or maybe 535 Units.

Polocorps indecision on what they actually plan to build does not inspire confidence in their ability to execute the development. Obviously, the Township has decided these plans are not in our best interest, or Polocorp wouldn’t be appealing to the Ontario Land Tribunal.

The scale of this development will likely require major infrastructure upgrades under Highway 6, road widening and installing intersections with traffic lights. This would disrupt traffic on Highway 6 for an extended period of time with no alternative route around the construction. Also, we just finished replacing this section of road and found major, costly hydrological issues. The financial costs and disruptive logistical costs to our community likely outweigh the benefits created by the Polocorp plan.

The Townships Official Plan dedicates lands on the South side of Fergus and the Grand River, along the Highway 6 corridor with convenient access to Guelph, where the infrastructure exists and higher volumes of traffic will be less disruptive through downtown Fergus.

Perhaps the Polocorp property is better suited to a lower density plan.
