Oppose the inappropriate development at 252 Princes Hwy, Ulladulla

The issue

We are again asking you to support us in opposing the inappropriate high density development of 49 two & three bedroom dwellings on a small parcel of land located at 252 Princes Highway, Ulladulla.

The Developer has submitted a replacement DA (DA 21/1304) to the Shoalhaven City Council, ignoring all previous community feedback in relation to this development. This is now the third time in over two years that the Developer has completely ignored our concerns & issues.

There was a magnificent community response against the previous DA (DA19/1102) with 195 submissions & 1,585 signatories to two community petitions. 

We need your support again.

All previous concerns with the proposed development still stand & include:

  • 49 high density two and three bedroom dwellings on 1.8 hectares of land is incompatible with the surrounding low density residential areas.  
  • Increased traffic volumes on South Pacific Estate streets, inadequate parking within the development, pedestrian safety especially for young children resulting from the parking overflow onto Pitman Ave;
  • Bushfire evacuation concerns as South Pacific Estate is already zoned as a fire prone area with a single connector road. There is no Bush Fire Emergency Evacuation Management Plan submitted with the proposed development – given the risk the South Pacific community faced in last year’s Currowan bushfire, this oversight is unthinkable;
  • Environmental issues including the impact the waste storage area will have on surrounding residents, as well as the fact that there is minimal ‘green space’ included in the development plans;
  • Impacts to conservation efforts. South Pacific Estate adjoins Racecourse Beach. Racecourse Beach, including its headlands and reef, is a pristine and fragile marine environment. This marine environment also includes one of the Shoalhaven’s designated foreshore nesting sites for migratory birds including the endangered Hooded Plover as well as a variety of sea birds. Any decision on further development should take into account the environmental impact and effect that doubling the local human population would have on Racecourse Beach & Racecourse Creek.
  • Social issues including concerns regarding the health & wellbeing of existing residents during the proposed construction of the site & the increased noise pollution once the 49 dwellings are at full capacity; and
  • This type of high density, low value development significantly detracts from the property values of adjoining properties where existing residents who have worked hard to acquire their properties and build their homes have their property values undermined by these types of dwellings.

Other issues include: 

  • Disjointed zoning and land-use. 
  • Sub-standard and poor architecture. 
  • Lack of social cohesion with existing residential area.
  • Pitman Avenue is too small to meet traffic requirements.
  • Inadequate off-street parking. 
  • A misguided attempt to provide low-cost housing. This is a Residential lease development and, as such, house buyers own the building but do not have title to the land. This is not a solution to affordable housing. 
  • Pressure on existing infrastructure & services which are already heavily under-resourced given the recent population growth in the area. 
  • Transfer of construction jobs out of the Shoalhaven. The proposed manufactured homes are to be fabricated in the Hunter Valley and transported by road to the site for installation. This provides little opportunity for additional local employment.

This high density, low value development is inappropriate & for this reason we ask that you support us by signing this petition to show our Mayor, Deputy Mayor & Local Councillors that we do not want this development as it stands to be approved.

We are open to the site being developed & we appreciate the need for housing in this area. We are simply asking the Developer to listen to our concerns & amend the DA accordingly. 
 
The current submission period is open until the 28th of April 2021. In addition to signing this petition, we request your support by visiting the Shoalhaven City Council website & lodging a submission against DA 21/1304. Alternatively, you can write a letter & drop it off to the Shoalhaven City Council office.
 
The South Pacific Estate is a much-loved home to the residents of ~200 houses in the Estate. We are proud to live in this beautiful community & have much respect & appreciation for the nearby South Pacific Heathland Reserve & Racecourse Beach.
