Leawood Country Manor Residents in Opposition of Royals Stadium at Aspiria Campus

Please note: This is not the opinion of the Leawood Country Manor HOA Board or an official stance of the neighborhood. It only represents the views of voluntary concerned residents that wish to express their opposition to a Royals stadium at the Aspiria Campus in Overland Park, Kansas.
Mr. Sherman - We love the Royals, but not in our backyard!
Leawood Country Manor, and many Overland Park adjacent neighborhoods, enjoy quiet, peaceable living with walkable streets, sophisticated shopping and restaurants nearby, minimized traffic patterns, recreation and green spaces, and a positive community where we can eat, work, and play.
A high quality of life is why many of us have come to Leawood Country Manor.
And why we will work so hard to preserve it.
The consideration of the Royals stadium to be built at Aspiria Campus is problematic for our neighborhood for many reasons.
- I-435 traffic, as well as, southbound Nall and Roe Avenue is already congested, especially during rush hour. Imagine this for 81 home games a year! These are the main thoroughfares that many Leawood and Overland Park residents rely on to commute to and from home are already heavily burdened and adding an MLB stadium to the area further removes us from the quiet residential living we desire.
- This location is not right for our already densely populated suburban community. Young drivers going to and from Blue Valley North High School and the inevitably impaired drivers is a bad combination. The proximity to Children's Mercy Hospitals and Menorah Medical Center is not ideal for emergency care. The Jewish Community Center has worked hard for decades to build a tight knit vibrant and inclusive community and a stadium would hinder that.
- Noise and light pollution is a reality to the stadium addition. Blue Valley North hasn't been able to add lights because it would disturb its nearby senior center. How would the sights and sounds of a stadium be incorporated into our quiet suburban living?
- Property values have been sturdy and steadily grown in our area because of the character of our community - beautiful homes, great schools, family friendly amenities, upscale shopping and dining, and low crime. Predictable value appreciation is not only something we enjoy but is a critical component of our residents' financial stability, and property values will be in question as construction commences and prospective residents become queasy about living in a subdivision adjacent to a bustling stadium.
- Safety is a lastly a major concern as these games will bring in upwards of 20-30,000 fans. Fans will inevitably meander into our neighborhood for ease of parking - some under the influence - risking the welfare of our families and our kids that play freely outside.
Much like the Royals' pursuit of the downtown stadium, transparency around developments between Johnson County, the City of Overland Park and the Royals leadership has been lacking at best, and its incumbent upon the residents to come together to voice our opposition especially given there is no public vote for this change.
No doubt we will all enjoy being able to enjoy a short walk to a game or two a year, but overwhelmingly the costs outweigh the benefits. Our quiet suburban community does not want the Royals in our backyard.
