Halt the Rezoning of April Lane (1312-177) from Rural to Residential
The Issue
The proposed rezoning of Onslow County Parcel 1312-177 from Rural Agricultural (RA) to Residential 15 (R-15) poses a significant threat to our community in Swansboro, NC. This change would disrupt the existing zoning harmony, as it would be different than all the surrounding properties and closest residential housing developments.
The 2040 Comprehensive Plan for Onslow County seems this property as Rural Residential on the future land use map, meaning it should only be designated R-20 or remain RA. R15 is too dense of housing for our area that is already growing at an unsustainable rate. Parcel 1312-177 is also designated as Rural Residential (R20 or larger) in the future land use of the Onslow Horizon 2040 plan, not the R15 zoning sought.
The introduction of medium density housing will place an unnecessary burden on local infrastructure such as traffic management, wetlands preservation, schools capacity, and electrical grid stability. According to data from the U.S Department of Transportation Federal Highway Administration (FHWA), medium-density housing can increase local traffic by up to 25%. Similarly, according to a study by Duke University's Nicholas School of Environment, such development can also lead to a significant impact on local wetlands.
