Dear Residents,

We are facing a critical challenge to our community's future. The Bayside Council is currently considering a proposal (DA-2024/152) to demolish and rebuild properties in Arncliffe. This project threatens to disrupt our neighborhood profoundly.

The proposed plan does not align with council and NSW development standards, particularly concerning height limits and other crucial regulations. Specifically, the proposed building exceeds the permissible height limit of 26.5 meters set by Property and Development NSW.

Already, we are feeling the impact of ongoing developments such as the new apartments at 39 Duncan Street, Arncliffe, which plans to build 43 apartments and the impending project at 19-21 Kyle Street, Arncliffe (MDA-2024/93), which plans to build 74 apartments. These developments are testing our community's resilience.

The issues are clear:

  • The proposed development exceeds the maximum building height stipulated by the Bayside Local Environmental Plan 2021.
  • The floor space ratio (FSR) proposed is significantly higher than what is permitted, seeking a 30% bonus under the Housing SEPP.

These deviations from established norms could lead to increased noise levels, environmental degradation, and instability in property values, as evidenced by research from the Australian Housing and Urban Research Institute (AHURI, 2019).

We appeal to the Bayside Council to reconsider this project. For the sake of our environment, the peace of our neighborhood, and the stability of our homes, we urge you to oppose this development alongside us. Please stand with your neighbors and sign our petition. Your support is crucial in safeguarding the future of Arncliffe.
