Why this petition matters

Dear Friends,
We are writing to express our strong opposition to LOC2022-0119, the proposed land use change of Cornerstone. Nearly all residents in the Cornerstone neighborhoods are completely opposed to the addition of multi-family housing that will cause traffic and safety problems, destroy local wildlife habitat, wetland, green space and potentially lower the property values of the existing community. Originally when we bought the house in the neighborhood, we were told it will be all open with green space, wetland, nice bridge to cross the ponds and walking paths. We paid extra premium for the lots just because of that. We are attaching the old map which was shown to us while selling the lots.
Traffic and safety of pedestrians are major areas of concern. The local neighborhood traffic will surge during morning and evening rush hours, causing traffic issues during critical times for the existing three other Cornerstone neighborhoods. The traffic surge during morning rush hours will also negatively impact safety for children since students walk to school bus stops in the mornings. In general, the area traffic is continuing to increase, and heavy traffic is already common at times, which may not have been anticipated during the last rezoning approval.
Schools are not even built in the neighborhood and as we heard from the parents of elementary and middle schools’ parents, current School zone assigned in the area are already reported at overcapacity, and the council should not approve multi-family dwellings that creates or exacerbates a situation that will cause school concurrency to fail for this proposal and/or other approved plans.
Wildlife and other species have been observed in the area, and any development will destroy their habitat. Any planned development of the property should consider the continuing impact to local wildlife habitat.
Property values are likely to go down in the area if multi-family apartments or condominiums are built. As is we have more than enough apartment buildings, condominiums, town houses, duplexes, and single family in the neighborhood. Multifamily dwellings are inconsistent with the neighborhoods developed in the area. We paid extra premium for the lots to have the green and open space and wetland. We bought the house and paid extra thinking it will be an investment for future growth in our equity but building the multi family homes will not allow us to realize the full value of our investment as promised when we bought the property.
What we want our builder to focus on is to build more parks and community centers for kids to play and enjoy. We currently only have one tiny park. We would like them to create more green space, basketball court, soccer field and community center as promised.
We urge you to disapprove the proposed rezoning. All residents CC’d in the email shared the same opinions and many who have not managed to write letters and emails. Let us know how many signatures you need in the petition to stop this change in land and we will be happy to collect that from the residence.
