Stop OverCrowding Our Neighbourhoods in Winnipeg
The Issue
The City of Winnipeg has approved the building of two, 8-plex apartment buildings (16 units in total) with apartments that are 985 sq. ft. each on the lots located at 912 and 914 Jubilee. These buildings will each will be 4-floors high (almost 40 feet tall) with around a 2500 sq. ft. footprint on lots that are currently zoned R2 (single or 2 family, two story houses). These replace the smaller, single family homes that were torn down.
The developer wants to: build taller than is allowed, have higher people density than is allowed, remove the required buffer zones from the back lane and adjacent properties, and reduce the parking to half of the minimum requirement. The only access to these buildings will be in the back lane. The lane is currently a crumbling mess with a drainage problem.
There are more and more single-family houses being bought up and torn down to make way for multiplexes. This hurts the feel of the neighbourhood, strains the already crumbling infrastructure and leads to further parking challenges as there is no stopping on Jubilee Avenue anywhere near these lots. Allowing them to move forward with this will set a precedent in the area. Do you want the houses torn down next to you to make way for 40 people to live on each of those lots (with parking for 5)? Do you want to suffer the consequences of strained infrastructure and declining property values?
Please help send a message to the City planners that jamming 60-80 people (anticipated) onto a property designed and zoned for a maximum of four families is not responsible or wanted in our area. We will all suffer from the overcrowding. This will also set a precedent and allow them to continue to tear down houses and build apartment buildings in all of the R2 lots our area. Will it be the lot next to you? You won't have a say in it.
