As a local resident and an active member in the community, I am deeply disturbed by the proposed 8-unit communal house development at 69-75 Elphinstone street Kanimbla QLD 4870. The local community is an integral part of our lives, influencing our daily routines, shaping our interests, and contributing to our overall well-being. Against this backdrop, any degree of unplanned development produces not only infrastructural challenges but also impacts the social fabric and natural environment of the community.

The main concern surrounding this development lies in the lack of nearby public transport and essential services. Our community is not engineered to support a sudden influx of residents, which will inevitably require a corresponding growth in services. The current proposal overlooks this fundamental aspect causing potential hardships for the new occupants, while simultaneously straining the existing community resources.

A related issue pertains to the consequent increase in population density. This considerably raises the likelihood of crime and noise, generating safety risks as well as contributing to environmental damage. Research suggests that unplanned urban density can create 'hot spots' of crimes (Brantingham & Brantingham, Environmental Criminology, 1991) and escalate noise pollution levels significantly (Steve Orfield, The Sonic Environment and Human Comfort, 2000). Crime and noise can deteriorate the community's peace, upsetting our overall quality of life.

The proposed development lacks the thoughtful planning required to promote community growth and enhancement. We need to strive for a type of development that enables our community's sustainable expansion, introduces infrastructural improvements, and not one that merely accumulates more safety risks and social issues.
