Stop the development of the Historic Underhill Property

The Issue

The Town Board is considering a law -- the Yorktown Heights Overlay District law -- that would put the 13.8 acre Soundview Preparatory School  property at 370 Underhill Avenue and Route 118 in a new zoning district.

Once in the new district, a developer will be able build 165 units of multi-family housing – plus 20,000 sf of retail/office space – even though the property is zoned for one acre single family development.

The developer is calling his plan Underhill Farm.

As long as the property remains in the Yorktown Heights Overlay District, the property can be developed at a higher density without the Town Board having to vote to rezone the parcel. 

If you think traffic is bad on Underhill Avenue now, imagine what it will be like with 165 more condos, apartments and retail and office space.

This high density development will drastically change the character of the gateway neighborhood into Yorktown.

  • It will require cutting down 800-900 trees.
  • It will dramatically change the Underhill Farm property which has stood at the gateway to the Yorktown Heights Hamlet since the 19th century. 
  • The farm’s park-like, bucolic open space with its historic outbuildings will be demolished and the setting of the one of the town’s last architectural treasures, the historic Italianate main mansion, will be compromised. 
  • Finally,  two-hundred plus years of Yorktown history will be gone forever.
