Regulate the over development of Lake Wylie SC
The Issue
We, the signed, are requesting new zoning laws for Lake Wylie, SC. The area is experiencing a vast expansion in housing and apartment dwelling development that does not currently adhere to the York County requirements. The development of 385 homes between CVS and Bonum Rd. will impact the traffic by causing greater delays, longer commute times, more potential accidents, and pollution. The addition of the homes will also expand the already max capacity of the Clover School district, requiring additional elementary, middle, and senior high schools. The expansion will require additional costs from the residents to install traffic lights and create new traffic patterns. The apartments beside Food Lion will cause additional traffic and pollution to the environment as is, adding an additional 385 homes will cause more depreciation of value to the neighborhood. Allowing for 6 homes per square acre is outside of the current regulations and limits on building codes. We need to show more responsibility with regard to density and the impact on our water source, schools, fire, police, and roads-traffic.
Please take a moment to consider the long term impact to the environment with the over development of the Lake Wylie area. We, the signed, request that you prohibit the development of housing outside of the current regulations until new regulations can be voted on by the public.

§ 155.340 PURPOSE AND INTENT.
(A) The purpose of the Lake Wylie Overlay is as follows:
(1) Encourage high quality development in ways not provided for in traditional regulations by addressing the unique character and environment of the Lake Wylie community;
(2) Insure that development both enhances the desirability and ambiance of the community as a place in which to live, work and assist the community’s economic viability;
(3) Promote a balance between natural beauty and man-made entities by encouraging attractive, high quality landscaping and useful, well composed and attractive signage.
§ 155.345 OTHER SITE PLANNING STANDARDS.
(A) Purpose and intent. The purpose and intent of these regulations concerning the site layout of newly developed properties are:
(1) To provide for the interconnection and orderly development of the Lake Wylie Overlay District;
(2) To promote safe traffic flow in the district;
(3) To preserve the capacity of existing and future roadways;

The purpose of the scenic overlay is to preserve and enhance the natural beauty and appearance of Lake Wylie, the Ann Springs Close Greenway, Kings Mountain State and National Park and Historic Brattonsville. These regulations will apply to all parcels, properties, tracts and development within mile of the above referenced land marks.

The following roads have been identified for inclusion in the preservation corridor requirements.
