Dear Neighbors, 


I have requested from Tricia, a copy of the life threatening issue which she cited in the news letter dated August 3rd.


There is no copy of the original quote and what was agreed upon for the original $5k estimate; and there is no information at all as to how the cost for repair got to $40k.


There is no mention of any competitive bids for the restoration of the office or the name of the person or persons running this project.


This kind of behavior is similar to the one I pointed out at the last Workshop meeting. Castle presented to the Board in a previous meeting a $117,000 estimate for a new TPO roof over the Clubhouse which the Board approved


At that Workshop meeting, I showed everyone the quote I got from a licensed roofer for $24,000 which included generous percentages for cost overruns with the same TPO roof.


More and more, the protocol with Castle is to neglect our Club structures, demolish them and then rebuild. Who profits? This does not benefit us at all and I would expect more of the same if we allow Castle to demolish our Clubhouse.


We have a Chickee Bar that cost over $2,500,000 which is more than $1,650 per square foot of construction cost; This is four times the going rate for single story high quality commercial construction! The ceiling is painted wood, not a material which should be used so close to the water; there are no gutters, and an underpowered electrical system in the Chickee Bar.


Our budget has increased 40% under Castle Management which is sorely neglecting the property. Three out of four of our pools just got rated unsatisfactory by the Florida Health Department and the results were published in Boca News Now for everyone to see. I don't believe that will help any of our property values. To top it all off, the grounds in our complex are barren of flowers making the Club look so much worse. 


We have a management company that  manages the individual buildings completely on their terms. Tricia constantly reminds me that she has nothing to do with the buildings yet manages the cleaning and maintenance staff who work in our buildings. I did not agree to this, nor do I appreciate it and nor should you.


We pay collectively a minimum of $21,000 a day - YES A DAY -  here at the YARCOBR for very few services.


I stop at the office construction site every morning and one thing is obvious, the existing structure is very overbuilt. There is a lot of rebar & cement for a one story structure. If it were built today it would just be cinder block. Like the new Chickee Bar construction.


And to date, nothing has been done to comply with the city's demand to repair the Clubhouse roof or even to protect it. There wasn't even something as simple as a tarp laid down.


This is in keeping with the ridiculous protocol of neglect, demolish and rebuild.


I spoke to our neighbor, Danny Mancini this morning, who volunteered his time to inspect the clubhouse if invited. He is a well respected contractor with a great deal of experience, knowledge and resources.


Write a letter to your Club Rep and Board of Directors and demand that Danny be granted access to the Clubhouse in order to inspect it on our behalf.

Attached is a photo of the rebar and cement at the exterior office construction site, taken last Friday July 29. You can see it is in very good condition and overbuilt for a one story structure exterior wall.
