IMPORTANT INFORMATION FOR ALL OWNERS:

Soon we will be given an opportunity to vote on the future of our clubhouse to either: repair, renovate, and improve the clubhouse, or
demolish it, rebuild it, and construct another new building.


Unfortunately, the opportunity for us as a community to vote on this major project is not the result of management’s good will or an attempt on their part to be fair; but comes as a result of the insistence of the city and attorneys to resolve the clubhouse issues.

For months we’ve been told by management that the clubhouse was in poor condition and could not be used, as evidenced by the “red tags” on the building which further supported their position for demolishing the building.  Recently, however, we heard that if management chose to make the necessary repairs to the building when the city first raised these concerns, we could have had full use of that facility all of that time.

In the coming months we are being asked to spend about $3 million for a necessary repair on our sea wall; and now to be presented with the possibility of spending up to another $15 million on a newly constructed building (for a total of about $18 million) at a time when interest rates are soaring, seems wasteful, unnecessary and unconscionable with no regard for the financial impact this will have on our owners.  

In addition to the financial costs (both known and unknown), choosing demolition and rebuilding will cause years of disruption to the quality of our lives and enjoyment of our property.   On the other hand, choosing the option to repair, renovate and improve, means the financial cost will be substantially less (maybe $3 million) with far less disruption and loss of time; it will still address the “red tag” issues, the mold, air-conditioning, electrical, the roof, etc.  The option to repair, renovate, improve and update is about fixing what needs to be fixed, replacing what needs to be replaced, and improving and updating where necessary.

Management has spent a lot of time meeting, discussing, planning and displaying renderings of a proposed clubhouse and annex project; but when did management ever discuss the positive points and viable option to repair and renovate; and where are the renderings of an updated, renovated and improved clubhouse, the ones that show how the clubhouse can be improved and that will NOT cost $15 million?  How is it fair to choose between two things when you can only see the details of one?  

The group of owners who oppose demolition hope to see the clubhouse be repaired, renovated and updated; we want a building that is safe, welcoming, attractive and meets the needs of our club. 

It is critical to insure that owners have the most complete and the most accurate information before casting a vote.
