Open a New Whole Foods Store in Southern Durham (at Homestead Shopping Center (vacant Harris Teeter space); 105 West North Carolina 54, Durham, NC 27713).
The Issue
Whole Foods should consider opening a store in southern Durham, at the Homestead Shopping Center (in recently vacated Harris Teeter space). Currently, there is only one Whole Foods store in Durham; one in Chapel Hill. A southern Durham location would fill a gap in Whole Foods locations.
Southern Durham is an ideal location for a new Whole Foods store. The adjacent Woodcroft neighborhood, with its several miles of trails, is one of the most active and health-conscious neighborhoods in the Triangle. There is demand for great food that only Whole Foods can supply. Connecting this neighborhood and the Homestead Shopping Center is the American Tobacco Trail (part of the East Coast Greenway). This trail, now connected across I-40 with a bicycle/pedestrian bridge, links additional neighborhoods, retail, shopping mall, parks, and schools and sees hundreds of thousands of users. A recent study conducted by NC State University shows the amazing health and economic impact of the trail and the new bridge over I-40 (http://www.itre.ncsu.edu/ITRE/news/2015/American-Tobacco-Trail-Concludes.html). Without a doubt, trail users would stop by Whole Foods for fresh food, snacks, lunch/breakfast/dinner, and groceries. In fact, people would use the trail simply to get to Whole Foods as a destination.
The Homestead shopping center is a thriving location with multiple, popular restaurants, coffee shop, specialty stores, and a workout center. The vacated Harris Teeter space would be a perfect location for Whole Foods to re-use a space, making it the new anchor of the shopping center. The shopping center is surrounded by a variety of land uses, including single-family housing, multi-family housing, institutional uses, medical offices, small businesses, parks, and schools. Located immediately off of the Fayetteville Road I-40 exit, the shopping center is very convenient and accessible for people traveling through the region. The Fayetteville Road and NC 751 exits off I-40 continue to grow, making the Whole Foods location an economically viable option.
