Opposing the 1000 Skokie Blvd. Development
The Issue
I am in opposition of the proposed 757,000 sq. ft. development at 1000 Skokie Blvd. that includes: Lifetime Fitness, 338 apartments, and Children's Learning Adventure. I also oppose the rezoning from O-3 to O-4 district, the traffic plan, the lack of parking (580 instead of 1014 parking spaces), as well as traffic, lighting, noise, environmental impact, and safety.
How the 1000 Skokie Blvd. Development Will Impact You
The Northbrook Plan Commission is considering a proposal for 1000 Skokie Blvd., the old ComEd site. The proposed mixed use planned development includes a 93,000 square foot Lifetime Fitness, a 43,000 square foot, 721 childcare capacity Children's Learning Adventure child care facility, a five-story, 338-unit apartment building with 433,000 sq. ft. occupancy, and five-story, 188,000 sq. ft. parking garage by The Finger Companies. Applicant asking for changing zoning from O-3 to O-4, as well as 23 amendments to the Comprehensive Plan and zoning codes.
Size
- Four large structures totaling 757,000 sq. ft.
Traffic
- Over 8,000 ADDITIONAL car and truck trips per day on surrounding roads, increasing "cut-through" traffic on Sunset Ridge Road, Voltz Road, Midway Road, and Dell Road.
- Traffic from 70 Skokie Blvd and 1000 Skokie Blvd will triple and seize Dundee and I-94 interchange.
Decreased Property Values
- 56' high lighting on 24/7, close proximity of structures, pools, and play areas to homes, increased noise, traffic, safety issues, and more.
Police / Fire
- Increased burden on police and fire departments at significant cost to the Village.
Noise
- Lifetime Fitness open from 5:00 am - 1:00 am / CLA hours 6:30 am - 6:30 pm.
- Reflective noise from the highway, pools, and play areas bouncing off large building structures.
Safety
- School children further at risk walking to school on Sunset Ridge Road.
- Police concerned about parking structure safety.
- Environmental hazards.
Environmental Impact
- Harmful impact on the environment from noise and water retention to chlorine exposure.
- Storm water from 1000 and 770 Skokie developments increasing stress on already stressed Skokie Lagoons.
Parking
- Insufficient parking - Required 1,014 spaces, only 580 planned. Excess vehicles will be parking on Midway Road, Dell Road, Rosewood Court, as well as neighboring office building parking lots.
