Urgent Request for Enhanced Security Measures and Addressing Management Concerns
The Issue
We, the tenants of 2300 Beverly Blvd, are writing to express our deep concerns regarding the current security measures and the management of the building. Our collective experiences and observations compel us to urgently request immediate improvements to ensure our safety and well-being.
Security Concerns:
- Inadequate Lighting: Many areas, especially the unsecured back car port, are poorly lit, making them susceptible to unwanted activities and creating a feeling of insecurity among residents. Incidents in the past 6 months in the inadequately lit, unsecured car port include: Non-residents parking and loitering in their vehicle in the car port, the car port seeing a consistently large number of trash, like needles and alcohol bottles, and spray paint on the walls — even when cleaned, graffiti and trash reappears the next day, unhoused people trespassing and storing their belongings in the car port, and an incident where an unhoused person attacked a resident in their vehicle.
- Lack of Surveillance: There are no cameras in critical areas such as the alleyway or unsecured carport, which could deter potential security threats and assist in incident investigations. Residents deserve proper follow up and updates around the uptick of unsettling activities that Copper LA has seen in the past month, more cameras would help alleviate the heightened anxiety that all residents are feeling. In the past month, several incidents have occurred, including: bicycles being stolen from the secured storage unit, a squatter residing in Apartment 201 while the tenants were on vacation, and subsequent attempted break-ins at Apartments 201 and 202. - Absence of On-Site Security: The lack of a security presence, particularly during evenings and weekends, leaves the building vulnerable and tenants unprotected. The incidents mentioned in the section for inadequate lighting are only heightened by the absence of on-site security, and lack of attention to these points put residents at daily risk.
Suggested Security Improvements:
- Enhanced Lighting: Install bright, lights in all dimly lit areas, particularly in parking lots, and the alleyway.
- Surveillance Cameras: Deploy cameras at strategic locations, including all entrances, exits, and the alleyway, with proper signage to deter potential offenders.
- On-Premise Security Personnel: Consider hiring trained security personnel to patrol the building, especially during high-risk hours.
- Shorten the amount of time the garage door is open when the trigger button is pushed.
Management-Related Issues:
We are also concerned about the apparent neglect of essential repairs and maintenance requests. Furthermore, we have observed instances where tenants' concerns seem to have not been fully addressed or acknowledged by building management, leading to a sense of miscommunication. We have noticed that significant safety and health concerns raised by residents, at times, have not received timely responses or action, often necessitating intervention from external parties such as DTLA Security, police, or maintenance teams.
Action Request:
We kindly request a meeting as soon as possible to discuss these issues in detail and to collaborate on implementing effective solutions. Your prompt attention to these matters is not only appreciated but essential for ensuring a safe and comfortable living environment for all residents. Landlords in California are legally obligated to take necessary measures to secure the premises to prevent foreseeable criminal acts (CACI No. 1005).
