Dear Mr. Wee and Mr. Choa:
We trust this message finds you well.
We, the Unit owners, Residents and Commercial Occupants of Baron 3 Gardens Condominium write to formally express our collective concern and fear threatening the safety of the community, particularly on structure – sloping and uneven roof deck floor, incomplete projects (STP, Fire Pressurization System, etc.), unfinished promised amenities and other developments.
As you are aware, the Court of Appeals has issued a decision instructing the Human Settlements Adjudication Commission (HSAC) to conduct a joint inspection of the property to address the ongoing issues related to the incomplete amenities and developments. Further, the City Building Official of San Juan also recognizes and confirms the unfinished development of the building. This situation not only diminishes the value of our investment but also raises serious concerns about the safety and well-being of all residents and commercial occupants.
It has come to our attention that the lack of compliance with the mandated development plans, particulary concerning safety-related amenties, may lead to regulatory actions, including the possibility of building closure due to incomplete developments.
We trust you understand that adherence to this legal ruling is not only a matter of compliance but also a critical step in upholding your accountability and commitment to your buyers. These amenities are essential not only for the fulfillment of contractual obligations but more so for the safety, comfort, and overall well-being of the community.
We therefore respectfully urge Wee Community Developers, Inc. to address and complete the following safety issues:
1. Lack of Sewer Treatment Plant (STP) to process the waste water of the discharge of the community.
2. Lack of Fire Pressurization System for both stairwells and the elevators and fire command center.
3. Roof Deck sloping issue which causes water ponding and recurring water seepage affecting the penthouse units.
4. Completion of roof deck and advertised amenities and
5. Building Violations listed per OBO San Juan’s Notice to Comply dated 30 July 2024.
Please provide a clear timeline and concrete plan of action for the resolution of these pressing concerns.
We, the Unit Owners and Residents of Baron 3 Gardens Condominium are hopeful that your organization will act in good faith and fulfill its obligations without delay and that you will treat this matter with the urgency and seriousness it deserves.
