

Urgent Call for Direct Approach Roads to BDA Kanminike Project

Subject: Request for Immediate Construction of Direct Approach Roads to BDA Kanminike Housing Project
Respected Sir,
We, the owners and residents of BDA Kanminike Housing Project across Phases 2, 3, 4, and 5 would like to bring to your attention the long-pending issue of direct approach roads to the BDA Kanminike Housing Project. This has been one of the biggest reasons for the poor demand, low occupancy, and overall lack of interest in the project despite more than a thousand completed flats.
Over the years, several public assurances and media reports have highlighted this issue, yet no visible progress has been made. For instance,
● On 1 March 2019, The New Indian Express published an article titled “New approach roads to Kanminike BDA flats,” where Executive Engineer A. Sushma stated that BDA would take up a new road from behind the Railway Disaster Management Institute at Hejjala via Judicial Layout. The road was proposed to be 520 metres long and 18 metres wide. Two more roads from Mysuru Road measuring 842 metres and 632 metres were also proposed, with talks for land acquisition underway.
● On 30 June 2022, The Hans India reported in an article titled “No takers for BDA’s 1078 flats as authority fails to provide key facilities” that the absence of road connectivity and basic infrastructure had left thousands of flats unsold in Kanminike and Kommaghatta.
● On 15 January 2023, Deccan Herald published “Few takers, but BDA launching new apartment projects,” where the then BDA Chairperson S. R. Vishwanath acknowledged that the lack of access roads had discouraged buyers and stated that roads were being laid and facilities upgraded.
● On 23 February 2023, The Times of India reported CAG observations indicating that BDA had failed to plan approach roads for the Kaniminike project.
Despite repeated assurances since 2019, no progress has been made on constructing direct access roads to the Kanminike Housing Project.
Today, residents are left with only two options to reach the apartments, and both are unsafe or inconvenient.
The first route is to take a right turn near Gurukula School and enter the narrow one-way highway/service road that leads into Kanminike Village. From there, residents must pass through the railway underpass to reach the apartments. This entire stretch is risky. The underpass route is also unsafe as there is no lighting from the Railway Disaster Management Institute onwards, and the mud road becomes difficult and hazardous during rains. Further, Pedestrians also share the same narrow road, and many are forced to walk along or even step onto the express highway because no safe crossing has been provided by BDA, NHAI, or the local panchayat. This stretch is barely 1.5 km but extremely risky for both motorists and pedestrians.
The second route is a 4.5 km detour via Hejjala–Judicial Layout. While comparatively safer, it is long, time-consuming, and economically impractical for daily commuters.
Daily commuting has become increasingly difficult, and emergency access is severely limited. The project’s location on the outskirts of the city makes proper road connectivity not just a convenience but an essential requirement.
We request your urgent intervention to:
- Approve and take up the construction of the direct approach road as proposed.
- Provide a clear timeline for land acquisition and tendering.
- Also provide foot-over bridge for crossing the road / add speed breakers and lit the area to ensure those using public transport can cross the road safely and enter Kaniminike village
- Create a special task force for this and provide regular updates about the progress
This issue has remained unresolved for several years, and the residents are struggling every day. The situation will only worsen if BDA revives Phase 1, which is expected to add nearly 500 more apartments, and when Phase 5, which already has poor demand, begins to see occupancy. Timely action from BDA for connectivity will not only enhance safety and livability but will also improve the overall demand and occupancy in the project.
