The Issue

LLC Cabin Development Determination Appeal aka Twin Lakes
Formerly a wedding venue, Twin Lakes Lodge at 198 Walton Ave / 198 Heritage Drive in Hurley, New York was sold. The new owner got approval from the Hurley Planning Board to expand from 14 cabins to 53 cabins (up to 200 lodgers!) in the HEART of A RESIDENTIAL NEIGHBORHOOD.
We are trying to STOP THIS PROJECT with an Appeal to the Zoning Board of Appeals.
WE MUST ACT QUICKLY before they meet again.

The proposed development consists of 53 cabins —9 existing and 44 new 'mobile' units —that is, 400 square foot structures on wheeled platforms. The new lodging units provide sleeping accommodations and bathrooms, but no kitchens. And the site provides no designated recreation except for a pool. There's no swimming in the lake, and no docks. Lodgers would drive in and out for many meals and activities. The project is essentially a sprawling motel in a location where motels are not allowed.
This is a QUIET, DIVERSE COUNTRY LANE that is walked by many residents, with children and dogs. If this project goes forward, not only will it greatly disrupt the neighborhood, but over 11 acres of steeply sloped forested land will be disturbed and replaced with rows of lodging units, parking spaces and 180-feet of 20-foot wide paved roads. This land is habitat for threatened and endangered species - the Indiana Bat; the Long-eared Bat; and the Northern Cricket Frog, in addition to many other woodland creatures and species.
The Hurley Zoning Board must now decide if this development consists of a motel – only allowed in a business district – or a cabin development – allowed in a residential area. If the Hurley Zoning Board changes the Use Determination from Cabin Development to Motel, it will prevent such an intense lodging project from being built in a residential neighborhood. In its place a smaller resort could be built, one that would have adequate on-site recreation and dining, or possibly a small permanent housing development. A smaller development, whether for transitory visitors or permanent residents, won't destroy the edge of the Binnewater Forest, or overwhelm the neighborhood with tourist traffic.
We ask the Zoning Board to issue a determination that the proposed project is a motel.
