Kingsway residents against 18-26 Earlington Ave. Condos

The Issue

Dunpar Homes is proposing to build a 10 Storey Condo with 134 units and 216 parking spaces at the West corner of Earlington and Dundas in the Kingsway. This is going to have major implications on local traffic, schools and community safety.  Full proposal details here (LPAT Case# #PL200541):

This proposal violates by-laws that determine the maximum permitted floorspace, density and building height of 5 storeys and 14 metres.  There is no angular transition at all on the NorthWest side, leaving a 39 metre wall with balconies towering over Brownstone Lane townhomes, set-back just 0.3 metres from our fences!  This proposal is 280% of height By-laws: Imagine a 10 story wall erected right outside windows of existing homes, ruining privacy, blocking out morning sunlight and putting previously sun-filled back yards under full shadows!

This proposal also includes redesignation of "Neighbourhood lands" to "Mixed Use Area", further imposing into residential areas.  This will bring even more traffic to an already dangerous and highly congested residential side street and school zone located only 1 block away.

The proposed Earlington project would also see the destruction of 31 mature trees, 22 of which are protected by city bylaws.

Dunpar is trying to expedite this project by bypassing the City and going straight to the Ontario Local Planning and Appeal Tribunal (LPAT).

We request that the LPAT stop this proposal and replace with something far more appropriate for the community and neighborhood, like low-rise townhomes. Dunpar Homes needs to respect our neighbourhood height and density regulations with reasonable setback distances!
