Support the New Development at 15 Barstow Road - A Vision for a More Vibrant Great Neck

The Issue

Great Neck has the opportunity for meaningful change with the proposed development of a thoughtfully designed apartment building in the heart of the business district at 15 Barstow Road, across from the train station parking lot. This project represents an opportunity to strengthen our community and make it a more vibrant place for everyone to live.

 

Great Neck is ideal for many walks of life. Unfortunately, the community’s housing options limit some of its own people from continuing to participate, enjoy and grow here. Young adults looking to return home to start a family struggle to find a place that’s affordable and meets their needs. Retirees looking to downsize and stay close to family and friends don’t have many options. Opportunities to live in a home with easy LIRR and bus access are extremely limited. This development proposes to add 55 new apartments to a part of town uniquely suited to address these needs in a way that meshes with the fabric of the community.

The town would also greatly benefit from new retail space for restaurants or other businesses to open up shop just across from the train station, in walking distance from so many homes and offices in the area. At the heart of the proposal is a plan to add 4,150 square feet of ground-floor retail space, bringing such an opportunity to life.

 

Parking is a high-priority concern for many. The proposal also includes a new parking garage with 113 spaces dedicated to residents, and an additional 28 parking spaces dedicated to the public, to be used as the Board of Trustees sees fit, easing parking challenges and supporting local businesses.

 

Importantly, the building’s design is respectful of neighborhood character in both size and style. With a proposed height of just 40’-6”, it fits comfortably within the existing architectural landscape. It is shorter than nearby buildings like 1 Linden Place (47’-0”), 17 Barstow Road (50’-3”), 75 N. Station Plaza (45’-8”), 8 Barstow Road (74’-0”). The building’s brick-and-stone design also compliments the local surroundings.

 

This development is a win for Great Neck, providing much needed housing, revitalizing our town center, and creating a welcoming space that benefits all members of our community. It supports local growth while preserving the charm and integrity of our town.
