The Issue

We are Tracey Lightfoot and Ryan Duffy, co-owners of Ozark Mountain Realty Group. In our roles as local real estate brokers, we've witnessed first-hand how short-term rentals (STRs) can energize neighborhoods, ignite local economies, and elevate property values across Missouri. Small towns like those nestled around the picturesque Ozarks have transformed into vibrant tourism destinations, largely thanks to the entrepreneurial spirit of those willing to invest in our neighborhoods. Yet, without the legislative protections of Missouri House Bill 1086, this very spirit is under threat.

Currently, single-family homes used for short-term rentals are at the mercy of fluctuating tax interpretations, leaving homeowners and investors facing potential financial unpredictability. Missouri House Bill 1086 promises to provide clarity by classifying these homes, when rented for less than 30 consecutive days, as residential property for tax purposes. This ensures that property owners aren't subjected to commercial tax rates, which could drastically impact their investment feasibility and, consequently, the local economy.

STRs don't just bring tourists; they bring jobs, boost local businesses, and foster economic growth in areas that might otherwise struggle financially. In regions like the Ozarks, where tourism can be a primary economic driver, STRs are invaluable. Without assurance from HB 1086, uncertainty could deter those considering entering the market, halting the positive momentum these areas have built.

Passing HB 1086 will ensure fair treatment for homeowners and STR investors, protecting them from disproportionate taxation while promoting continued investment in Missouri’s tourism-centered economy. It's not just about taxes—it's about safeguarding the future of Missouri’s vibrant communities.

Join us in advocating for Missouri House Bill 1086. Let's show our support for sensible tax classification that protects both property owners and the communities that thrive because of their investments. Your signature can help make a lasting impact on Missouri's economy. Sign the petition today!

Responded
There is now a special committee appointed by the Speaker doing work in this area and has been working a good portion of the summer. They have been meeting and taking testimony. My understanding is this topic will be brought forward in the next legislative session as a top priority. I am awaiting their findings. Thank you, Phil Amato District #113
