Support Gulley Ranch – A Responsible Rural Project for Washington County

The Issue

Gulley Ranch, a 70+ acre property on Black Oak Road, offers a chance to keep this land in active agricultural use while allowing a small, well-regulated event barn and a few ranch cabins to support its long-term viability.

The Gulley Ranch Conditional Use Permit (CUP) is now under review. Approving it does not create a large commercial entertainment district or a nightly party venue. Instead, it allows:

  • A working ranch to continue operating on the property
  • A single barn-style event building with defined hours and conditions
  • A limited number of small cabins for guests connected to ranch and event use
  • All of this would operate under county oversight and enforceable conditions on hours, noise, lighting, and traffic management.

There has been confusion and misinformation about what this project is. To be clear:

  • Gulley Ranch is designed to remain a ranch first, with cattle, horses, and pasture as core uses of the land
  • The event space is limited in size and use, intended for things like weddings, family gatherings, and educational events—not daily large-scale concerts or festivals.
  • The cabins are small, rural-style units, not a hotel, resort, or high-density rental complex.
    Any operations must comply with all county regulations, including safety, access, noise, lighting, and drainage.


Approving this CUP helps ensure that this 70+ acre property remains one large, open, managed tract, rather than being divided and sold off in many smaller pieces over time. While no one can predict every future decision, supporting Gulley Ranch in this form supports continued agricultural use, responsible stewardship, and controlled, low-density public use instead of unplanned, higher-density change.

Gulley Ranch can also provide practical benefits to Washington County, including:

  • Support for local agriculture and land stewardship
  • Modest job opportunities in ranch, maintenance, and hospitality roles
  • Local options for gatherings that are subject to clear rules and oversight
  • Additional tax revenue associated with lawful business activity on the property

This petition is not asking for a blank check. It is asking for a fair, fact-based review and approval of a project that has been structured to respect neighbors, follow county rules, and keep farmland functioning as farmland.
