Stop Zoning Changes from Office to Industrial on Sanders Road in Glenview - Northbrook, IL

Stop Zoning Changes from Office to Industrial on Sanders Road in Glenview - Northbrook, IL
The Issue
OUR COMMUNITY NEEDS YOU TO BE INFORMED AND PARTICIPATE TO STOP REZONING!
A new developer wants to rezone the CVS/ Caremark tower south of Techny, the building behind it, and include in the project the vacant Northwestern Hospital property behind that building along the tollway. This is a larger project than the 2023 Dermody project that the community stopped with letters, emails, speeches, and a Change.org petition with 1500 signatures!
The properties are under Glenview’s jurisdiction. All hearings will be held at 7 PM at the Glenview Village Hall, 2500 East Lake Avenue, Glenview (the stoplight just west of Wildfire on the north side of Lake). The first one is on December 10th. We would like it to be the last one! Please join us!
O’Hare Park 294 LLC
2211 Sanders Road, 2215 Sanders Road, 2225 Sanders Road, 2245 Sanders Road and 2305 Sanders Road – everything from the tollway south to the private driveway south of the light between Techny and Willow – 29 acres. They plan to operate 24/7.

THE DEVELOPER WANTS:
*To build a three-building light industrial development with a total of approximately 395,000 square feet and 422 parking spaces. The buildings are very similar to all the empty logistics buildings on the former Allstate property on Sanders south of Willow.
*To build a manufacturing/showroom/trade businesses/warehouse and other potential businesses with many loading docks for all types of trucks, including semis.
*To be given a tax incentive. How are the tax incentives that were given to Dermody at Allstate working for School Districts 31 and 225?
*To be given several variances
NORTHBROOK WILL GET:
*More trucks and semis 24/7 a day
*More traffic on Sanders, Dundee, and Willow Roads
*More illegal and legal traffic going by Wood Oaks
*More noise
*More lighting
*Environmental concerns
*Traffic problems will increase in front of Mission Hills as the right lane disappears and cars move aggressively into one lane heading north. More trucks of any size will make public safety a bigger issue.
We don’t want to be the trucking depot of the North Shore.
We don’t want to be known as the Logistics Center of the North Shore.
WHAT YOU CAN DO TO HELP:
· Attend the Glenview Development Commission - New Development meeting on Wednesday December 10th at 7:00 PM, Glenview Village Hall 2500 East Lake Avenue, Glenview, IL. We need as many people as possible to be in attendance at this and any future meetings.
· Carpool to the meeting, if possible. We hope to have many attendees so Glenview understands this is a big issue. We understand that this time of year is a difficult one due to weather and holidays. That’s why developers love to have hearings in November and December!
· Send a letter expressing your opinion with reasons and facts prior to the meeting to Doug Hammel, Deputy Director of Community Development, at NDCcomment@glenview.il.us. You may also send letters after the hearing. If you do send a letter, we would really appreciate it if you would send a copy to MissionHillsOpenlands@gmail.com.
· Sign up on a speaker card when you attend the meeting, if possible. You will be given three minutes to speak. Focus on reasons for your objections. If you have a written speech, please give a copy to the Commission afterwards to ensure it is part of the public record. FYI: your speech will be videotaped so village officials can review it.
· Use your social media contacts to drive up interest and participation. If this is approved by the New Development Commission, it will be sent to the Glenview Trustees for further hearings.
Please help us stop this development's rezoning efforts now!
Thank you!
