Stop Work Order and Permit Denial - Walker Grove Phase 2 Development

Re: Request for Stop-Work Order and Permit Denial – Phase 2, Walker Grove Subdivision
Dear Mayor Bent, Council Members, Planning and Development Staff.
I am writing as a resident of the Walker Grove area to formally express my concern and strong opposition to the recent approval granted for Phase 2 of the Walker Grove Subdivision. We understand that the recent sale of the land to a new developer has received approval for second phase of the development plan and has been amended to permit all double dwelling units throughout Phase 2 — a substantial change from the original plan which included a mix of single-family dwellings and duplexes. The current permit states 40 units for Phase 2.
This change significantly increases the residential density of the subdivision and introduces a host of unresolved concerns related to infrastructure, road safety, and land use compatibility. Specifically:
1. Infrastructure Capacity
Our existing water, sewer, and roadway infrastructure is not designed to support the level of density now being proposed. Without an engineering review and planned upgrades, the community faces increased risk of overburdened systems and reduced service quality.
2. Traffic & Road Safety Risks
Anchorage Road and the main connecting routes are already overcapacity. Pocket Road has become a particularly dangerous area with near-daily incidents of near head-on collisions. Adding a considerable number of new housing units — many with multiple families — will only amplify these hazards and pose serious safety risks for existing residents.
3. Deviation from Original Development Plan
The newly approved layout deviates meaningfully from what was originally proposed to residents and the community. It undermines the expectations set when the subdivision was first introduced, and many homeowners made their investment decisions based on those plans.
Given these substantial concerns, I respectfully request the following immediate actions:
• That a stop-work order be issued for Phase 2 of the Walker Grove Subdivision;
• That the development approval be reconsidered, in light of the significant and material changes to the original plans and the lack of public consultation.
We, as affected residents, deserve transparency, accountability, and meaningful consultation when changes of this magnitude are introduced into our neighbourhood. We are not opposed to growth — but we demand that it be safe, lawful, and respectful of the people already living in this community.
We look forward to your timely response to this letter and to having our concerns addressed through the proper channels.
