STOP Warehouse Development on Mountain View Ave in Orangeburg!
The Issue
Residents of Orangetown, NY: We need your help! You may think you previously signed this petition, but this is yet another proposed giant warehouse project situated between Route 303 and Mountain View Ave., adjacent to residential areas, and the campus of Dominican College. (behind Marty’s Bagels and Calabria Restaurant)
Here are the facts:
1 - The owner/developer, WTP Acquisitions, is proposing to construct a new 175,760 sq. ft. warehouse combining existing properties at 13 & 21 Mountain View Ave. and Route 303 in Orangeburg.
- This exceeds the zoning limit of 65,000 sq. ft. by over 115,000 sq. ft.
- Height is 40 feet (approx 3.5 stories)
- Over 7 million cu. ft. of space including: 29 loading stalls, 24 storage stalls, 180 parking stalls, 2 drive-in doors, 4 box truck stalls
- 24/7 operation ensuring increased traffic, congestion, noise and pollution
2 - This will increase the number of trucks on Route 303, Clausland Mountain and Mountain View Ave.
- Currently, trucks are directed via Google Maps over Clausland Mountain on roads that prohibit truck traffic.
- Accidents or near-accidents are common.
- These roads are shared with bikers, pedestrians and school buses.
Right now, truck traffic is at an all time high throughout Orangetown prompting public outcry at the Traffic Advisory Board. - There is concern that the bridge on Mountain View Ave. is not built to accommodate this additional truck traffic.
3 - The developer has asked the NYSDOT to make conceptual upgrades to the intersection that will not improve the score of "F."
4 -This property is adjacent to the Sparkill Creek, a vital tributary to the Hudson River. There is dangerous flooding that occurs during major storms which renders the intersection impassable. More truck traffic and less permeable surfaces will worsen the situation.
5-Construction of this oversized warehouse, in such close proximity to the CSX rail line, is concerning given the recent derailment which occurred on September 2, 2021.
6-The warehouse is being built on spec with future use unidentified.
This project is being presented in bits and pieces to the various boards without being considered as a whole and the precedent it sets.
Including this warehouse, there are at least seven new projects moving through the town boards independently. Any combination of approvals will change the character of Orangetown forever. It’s vital that approval of projects of this magnitude abide by current regulations. Orangetown has already welcomed an Amazon distribution center in Bradley Park and substantial warehouses for FedEx and UPS.
By signing this Petition, I/We urge the Orangetown Planning Board and the Orangetown Zoning Board of Appeals to vote “NO” on WTP Acquisition’s various applications that do not meet the standards established by the town or exacerbate existing issues.
We urge the Town Board to place a moratorium on large-scale projects until they can be considered by the new comprehensive plan.
