The Issue
On behalf of the concerned residents of Aberdeen Township, I am reaching out to express our strong objection to the multiple (12) variance requests proposed by Basser-Kaufman of Matawan, LLC for the development of a 2,340 sq. ft. restaurant at the bustling intersection of Cliffwood Avenue and NJSH Route 35.
Safety and well-being are core priorities for me as a resident of this neighborhood. The proposed restaurant development poses significant concerns regarding increased traffic congestion and risks to pedestrian safety. Our neighborhood is already blessed with a high volume of traffic due to its proximity to major highways, and adding another commercial entity would exacerbate the situation, putting residents, especially children, at risk.
Basser-Kaufman's plans require multiple variances and a waiver, which if approved, could set a precedent for future developments without adequate consideration of the community’s needs and safety.
Data from various National Traffic Studies highlight that pedestrian injuries are significantly higher on roads with high vehicle speeds, often a consequence of increased commercial activity. Additionally, local studies have illustrated a strong link between dense commercial districts and increased accident rates, which should be a major concern for our planning boards when considering variances.
The concerns extend beyond just traffic; environmental impacts such as increased noise and lights, as well as potential waste management issues need thorough analysis. When developments like this bypass detailed scrutiny to facilitate business interests, the community bears the cost.
I implore the Aberdeen Township Planning Board to review this proposal critically and consider the long-term effects on our residents. In supporting this variance, the Board would compromise on fundamental residential safeguards and community values. Our neighborhood’s safety and residential quality must remain priorities.
