The Issue

Residents of Town & Country Estates Mobile Home Park and Self-Storage in Wilmington, Ohio, are facing unfair and unnecessary charges by the new owners, Island Communities, based in Florida. Since the takeover, the residents lot rent has gone up $75, they have been compelled to pay an additional $60 monthly fee purportedly for lawn care, electric for the park, snow removal and other random charges. However, this supposed service does not include mowing of individual lots, leaving residents to handle these responsibilities themselves. No lease was given when they took over in June and rates and additional costs were raised/added on without notice. This cost is both unwarranted and burdensome for many living in the community.

Moreover, the introduction of a new lease agreement, which mandates another security deposit, has further exacerbated the financial strain on residents. It's alarming to note that the amounts required for these new security deposits vary without clear or consistent criteria, raising concerns of impropriety and lack of transparency. Even more disconcerting is the fact that this new lease was backdated without the knowledge or consent of the tenants, casting doubt on its legality and the intention behind such actions.

Island Communities' actions appear to be profit-driven at the expense of long-standing residents. These charges lack justification and transparency, potentially violating consumer rights and local regulations. It is crucial that immediate steps be taken to halt these practices and investigate the conduct of Island Communities to ensure compliance with legal norms and fairness.

We urge local authorities, tenants' rights organizations, and consumer protection entities to investigate these practices thoroughly. We also call upon Island Communities to engage in an open dialogue with residents to address these grievances and rectify any injustices perpetrated under the new management.
