Stop unfair business operations in our Howard Beach co-op

Living in our Howard Beach, Queens co-op has always been about community and fairness, with each shareholder proudly contributing their share to ensure our collective home remains vibrant and well-maintained. However, this balance has recently been disrupted. One shareholder's son is running a business out of one of the units, enjoying the full range of utilities such as electricity, two air conditioners, internet, heating during the winter, water supply, and bathroom facilities—all while only paying $150 per month, the equivalent cost of two storage units.
I was told by the president of the board toady he is now paying $250.00 per month.She stated that getting $250.00 per month is better than getting nothing.
I am just the messenger … take that information in and handle it however you see fit.
This situation is deeply unfair to all of us who pay a monthly maintenance fee, covering the cost of these utilities and more. Each shareholder shoulders this responsibility, and for all shareholders we pay an additional $20 monthly fee per air conditioner, with our internet expenses factored into our maintenance fees. Despite our efforts to keep costs manageable, a 15% increase in the maintenance fee is slated for January 2026.
Yet, amidst these rising costs, one resident continues to unfairly benefit at the expense of our community, placing an unnecessary financial burden on the rest of us. This inequity erodes the foundational principles of fairness and responsibility that our co-op was built upon.
We believe it's time for this to stop. We urge the management and relevant authorities to address this issue, ensuring that all tenants contribute fairly to the community we call home. We request an adjustment to the financial agreement for the shareholder's son, requiring him to pay the fair market value for the space he uses,
benefiting from the same utilities and services as all other residents.
If the unit still has all those holes in the floor as depicted in the photos displayed by the emails distributed by the president of the board in the email that was sent that represents a significant liability to the co-op …should someone who is currently working in the unit sustain an injury.
A major lawsuit the cooperative does not need to be dealing with on top of all the other issues we are having
