We, the undersigned residents of the Town of Hamburg and Erie County, New York, strongly oppose the proposed warehouse/shop development at 3401 and 0 Lakeshore Road.


This project threatens not only the immediate neighborhood—but also the broader environmental health, infrastructure, and quality of life across Erie County.


Why This Matters!

Environmental Risk to a Regional Waterway
The site is adjacent to Rush Creek, a tributary to Lake Erie. Any disturbance, runoff, or contamination here has the potential to impact downstream water quality and ecosystems relied upon by communities across Erie County.


Flooding Concerns Will Get Worse!

Nearby homes already experience flooding. Adding large buildings and pavement will increase stormwater runoff, raising the risk of:
Property damage
Drainage system overload
Expanded flooding across surrounding neighborhoods


Potential Contamination Risks!

The project site and surrounding parcels were once part of a larger property, including land known or suspected to have contamination.

Without proper environmental study, development could:
Disturb polluted soils
Spread contaminants into groundwater and nearby waterways


Strain on Infrastructure!

The project is located near critical infrastructure, including the Woodlawn sewer system. 

Construction and increased usage may:
Interfere with access and maintenance
Risk damage to existing systems
Place additional strain on shared infrastructure serving the region


Traffic and Safety Issues!
Local roads are narrow, residential, and already restricted for heavy trucks. This development would introduce increased commercial traffic, creating:
Safety risks for residents and pedestrians
Road damage and congestion
Impacts extending beyond Hamburg into Erie County


Not Compatible with the Community!
This industrial-style project does not fit the residential and environmental character of the area. Expected impacts include:
Noise and light pollution
Loss of green space
Reduced property values


Concerns About the Applicant:

There are ongoing concerns regarding the applicant’s past conduct, including compliance with local regulations and accuracy in public statements. A project of this scale requires a developer with a demonstrated record of responsibility and transparency.


Our Demands!
If this project is to proceed in any form, we call for:
A Positive SEQR Declaration, requiring a full Environmental Impact Statement (EIS)
A Phase I Environmental Site Assessment (ESA) to evaluate contamination risks
Comprehensive environmental and infrastructure review involving Town, County, State, and Federal agencies
An independent infrastructure and traffic impact study
A full review of the applicant’s history and reliability
