Stop the Senior Living Facility on Belden Hill Road, Wilton

The Issue

Wilton should not allow high-density housing in residential areas.   The Hines/SSND project has many flaws that will damage the quality of life in the whole town. 

The traffic on Belden Hill Road is unbearable as it is. Adding a 280-bed senior living facility will bring an estimated 250 or more cars daily to our already congested streets.

But this is not just about traffic; it's about preserving the character and safety of our community.   The developer's proposal sets a precedent for further commercial encroachment into residential areas.  The developer, Hines, doesn't just want approval for this proposal.  They want to CHANGE our town's Zoning Regulations.    Yes, you read that right.   Please link to the Project Narrative submitted as a "pre-application" on May 12, 2025 to P&Z.   You can read this critical element in Hines's own words: 'Today, “Congregate Housing”, “Nursing Home” and “Assisted Living” are all permitted uses on certain properties in the R-2A zoning district. However, each of these uses has distinct zoning standards and none
of these uses are specifically permitted on the Property today. As part of the proposal, Hines intends to submit an application to amend the Wilton Zoning Regulations to permit the full continuum of senior housing on the Property.' All Wilton citizens should take note. Do you really want an out of state developer driving the change to our zoning regulations? There are legitimate concerns about the impact on local infrastructure, including road quality and emergency response times. The developers have not presented any plans to address additional traffic and EMS volume.

Profits for Hines should not come at residents’ expense. We urge the Wilton Planning and Zoning Commission to listen to the voices of the community. 

1) Deny the request to modify the Zoning Regulations AND

2) Deny any application for this development in other residential neighborhoods. 

Wilton needs thoughtful, community-oriented planning that respects the residential nature of Wilton, Connecticut -- one that considers the long-term consequences of increased urbanization, one that puts residents before out-of-town developers.
