Stop the RV Campground at Exit 26 / Spring Bluff

The Issue

Zoning Change Request in Camden County

On July 26th a group of investors representing the owners of a conservancy group and a property investment group are petitioning the Camden County Zoning Board asking to have what is known as River Place Plantation Phase 2 and 3 rezoned.  Currently this area is zoned for Planned Developments and R-1/R-2.  It is our understanding they wish to place a generic campground and RV park in this location, as such they will need to get County approval to rezone.

The property in question is what is currently known as River Place Plantation Phases 2 and 3 which are currently undeveloped.  Phase 2 has already been platted.

These properties are currently owned by River Place on Satilla Reserve, LLC which bills itself as a conservancy group, owning exactly one property in their portfolio.

The company proposing the zoning change does not own any interests in Georgia and only maintains high density, high profit margin multi-family developments.  They emphasize on their website that their goals are profit and captial preservation, neither of which lead one to believe they will do what it good for the community.

They are currently planning a RV Campground in this planned development along Highway 17 attached to River Place Plantation just south of Dover Bluff Rd.  This would have 217 spaces for RVs along with campsites.  

 

As you can see this does not fit the area and would hurt the property values in the area.  The Hwy 17 corridor from Exit 29 all to Exit 22 and the adjoining roads to I-95 would experience increased traffic.  This property would not be economically beneficial to Camden County as all patrons would do their shopping in Glynn County at Exit 29.  Lastly, this would put a strain on the emergency services in the area for Camden County.

This proposal would bring in noise pollution, have a minimal economic impact, affect the environment and drastically decrease our property values in the area.

Exit 29 already has 3 RV Parks and campgrounds, two of which are aggressively expanding at the moment.  We don't need another in the area.
