Stop the Rezoning of Parcel 784-747-2895 near Lakeside Landing

The Issue

The proposed rezoning of Parcel 784-747-2895 by Ridge Homes LLC poses a significant threat to the integrity and well-being of our community, Lakeside Landing. The potential outcomes of such a development raise several red flags, particularly concerning water abatement, community safety, and financial implications. 

**Water Abatement:** Lakeside Landing was developed over wetlands, and the parcel in question is essentially a swamp that frequently contains standing water. Our neighborhood already experiences issues with ground seepage. Developing this parcel would eliminate the only nearby water abatement zone, likely worsening existing drainage problems and increasing the risk of flooding.

**Safety Issues:** This parcel currently serves as a natural barrier, providing privacy and helping deter trespassers. Our community, which is private property, already faces occasional issues with trespassing, vandalism, and crime. Removing this buffer through development would make our neighborhood more accessible and could lead to an increase in these safety concerns.  

**Financial Burdens:** Integrating this development into our community would impose a significant financial burden. Because it was never part of our original plan, we would need to spend thousands of dollars on legal fees to amend our Declaration and Bylaws. This would likely result in a substantial increase in monthly HOA fees for homeowners. Additionally, the architectural style of the new homes would differ from existing ones, making enforcement of HOA policies more difficult and potentially undermining community standards. 

We need to protect our community from these potential adverse effects. By halting the rezoning of Parcel 784-747-2895, we can preserve the environmental quality, safety, and financial stability of Lakeside Landing.
