Stop the rezoning of 216​.​29 acres from agricultural to res. R1 Case No. CR2025-0012

The Issue

The rural landscape is at a crossroads, with a significant proposal set to change the future of over 216 acres of prime agricultural land. The rezoning of these precious lands from Agricultural to Residential R1 threatens not only the environmental equilibrium but also the socio-economic fabric of our community.

Agricultural lands serve as the backbone of our rural economy and are a key component in preserving the natural beauty and ecological balance of our region.  According to the American Farmland Trust, the United States loses approximately 175 acres of farmland per hour to development, which puts irreplaceable resources at risk.

Furthermore, rapid urbanization will further strain our public infrastructure and services, such as schools, healthcare, and transportation systems, exacerbating traffic congestion and reducing the quality of life for current residents, all of which are beyond capacity.  A well-researched report from the Brookings Institution highlights how unchecked suburban sprawl increases municipal costs and burdens existing infrastructure.

We propose an alternative that ensures smart growth strategies by directing development towards already urbanized areas with existing infrastructure capacities. By utilizing brownfield sites and promoting compact, sustainable development, we can protect our farmland while accommodating growth without sacrificing our community's heritage.  If the commission insists on rezoning, we believe rezoning to Rural Residential ( a minimum of two acres per home site) is more appropriate for the area.

Residents, landowners, and all stakeholders, this is the time to raise your voices against the rezoning of 216.29 acres for residential development. Together, we can preserve the character and integrity of our community, ensuring that future generations can enjoy the open spaces and agricultural heritage that define Canyon County.
