Stop the Proposed Soccer & Pickleball Complex in Chinook Meadows

The Issue

We, the residents of Chinook Meadows and surrounding neighborhoods, strongly oppose the City of Bonney Lake’s proposed acquisition and development of land for a recreational facility that would include two soccer fields, ten pickleball courts, and an adjacent trailhead next to our quiet, single-lane residential streets.

 

Why We Oppose This Project:

🚗 Traffic & Parking: 150+ vehicles every 60–90 minutes during events will overwhelm our streets and cause parking spillover into our neighborhood.

🔊 Noise Pollution: “Recreational purposes” could include concerts and festivals, with no clear enforcement of late-night noise limits.

💡 Light Pollution: Night games will require bright field lighting that will impact nearby homes.

🚶 Trespassing & Safety: Increased public access raises the risk of trespassing on private property.

🏚 Business Viability: Similar facilities already exist nearby; if this fails, it could be abandoned or repurposed for more disruptive use.

⚖ Lack of Representation: We live in unincorporated Buckley and cannot vote for Bonney Lake City Council, yet their decisions directly affect us.

💰 Potential Tax Increases: While the build may be funded with grants, ongoing maintenance, staffing, and repairs will be costly. Without a sustainable funding plan, local property taxes could be increased to cover these expenses.

 

Our Request:

We call on the City of Bonney Lake to reject this proposal and select alternative locations that have the infrastructure to handle this level of traffic and activity — without burdening nearby residents financially.

I want to provide some clarity around what is actually being proposed, as there has been some misinformation circulating. The City of Bonney Lake has owned this property for about 20 years. It was originally purchased for water use and later incorporated into our parks system. However, the land has remained unused, and our intent now is to surplus the property in a way that ensures it benefits the community long-term. This would include restrictions placed on the land’s use in perpetuity—for example, reserving part of the area for a trailhead. I understand why residents have questions about how this property might be developed. Let me share a few important points: Public Use First: Any sale would include requirements ensuring the property serves community purposes. Traffic & Parking: The numbers being circulated are not accurate. Proper assessments will be made as part of the process. Noise: Pierce County already has ordinances preventing loud activity after 10:00 p.m. Lighting: Modern lighting technology—already being adopted by organizations like the NFL—dramatically minimize light pollution. Final decisions on lighting will ultimately sit with the buyer. Safety: The property is currently abandoned, which creates its own challenges. Development into a thriving facility would help reduce these problems. Demand for Facilities: Our existing facilities are already overflowing. Additional fields and courts would help meet needs across our parks system and surrounding communities. Costs: Since this would be a private purchase, taxpayers would not bear the costs of building, maintaining, or operating the facility. Those responsibilities would belong to the buyer. Representation: While the property sits in an unincorporated area, the City of Bonney Lake is the property owner and has the responsibility to manage it appropriately, including considering its sale. I want to reassure you that this process is not about pushing development without consideration—it is about responsibly managing public land so that it can truly serve the community.
