Stop the overdevelopment of Nelson Bay d’Alabora Marina

Nelson Bay is a cherished destination renowned for its natural beauty, vibrant community, and unique character. However, this is all under threat with the proposed redevelopment of the d’Albora Marina into a large hotel complex comprising three buildings. This plan represents a significant overdevelopment of the area, threatening to alter the essence that makes Nelson Bay so special.

The proposed redevelopment includes adding several stories above the current local government development controls. The development authority will be State Government. Port Stephens Council will have no control over approval and construction oversight. 
such a drastic change is not aligned with the town's charm and small-scale ambiance that both locals and visitors love and appreciate.

Furthermore, the demolition of existing retail and hospitality businesses in the Marina precinct will remove popular and well patronised restaurants from tourists and locals for in excess of 2 years, the expected demolition and construction period. This timeline spells disaster for the current businesses that form the backbone of our town centre, leading to potential job losses and economic downturn. The lively atmosphere of Nelson Bay's core could be decimated, leaving scars long after the construction crews have packed up and left.
In the end, there will be little benefit for the local community. Views will be obstructed, the Marina precinct will become dominated by the hotel and with only 44 proposed additional public parking spaces, locals and tourists will struggle even more than they do now to find a parking space.

Moreover, the demolition/construction phase is likely to cause immense disruption to the community. Local residents would face: noise pollution, loss of parking, increased traffic, and restricted access to areas of the town. This proposal disregards the voices of Nelson Bay's citizens, who seek to maintain the area’s charm and functionality.

We propose a reassessment of this redevelopment plan with active community engagement to find a more balanced and sustainable solution. It is crucial that any development respects the existing scale and character of Nelson Bay, and supports rather than undermines local businesses and residents.
