Proposed Legacy Project
222 West El Pintado, Danville, CA 94526
Project Summary
The Legacy Project proposes a multi-phased development that includes:
- 49 new townhomes
- 19 Accessory Dwelling Units (ADUs)
- Demolition of 20 currently occupied homes
This would create one of the highest-density clusters of development ever placed inside an established Danville neighborhood.
1. The Area Is Already Overburdened With High-Density and High-Impact Facilities
The neighborhood most affected sits along the one-mile stretch of West El Pintado between Diablo Road and El Cerro Blvd. This small corridor already contains multiple dense or high-traffic developments, including:
- Danville Park Apartments (only entrance/exit is between CPC and Diablo Rd)
- CPC Church entrance (heavy use for their school and church services)
- NOVA “Affordable Housing” project (promised as 27 units, now over 90)
- Brookdale Memory Care Facility (directly across from NOVA)
- Large medical office complex with a heavily used driveway
These uses produce constant congestion, medical transport traffic, and construction disruption. This neighborhood has already taken on more than its fair share of high-density and high-impact development.
2. Impact on Current Residents
All 20 homes scheduled for demolition are occupied, meaning displacement of families and long-term community members. This scale of removal is unprecedented inside an established Danville neighborhood.
The high-density projects are getting out of hand.
3. Traffic & Safety Hazards
This area already experiences heavy congestion due to:
- NOVA construction traffic (for 2 years and still not done)
- Medical office complex - entrance and exit traffic
- Brookdale Memory Care - service vehicles and transport vans
- School drop-offs and pickups plus weekend CPC Church traffic (including plans for an additional service)
Heavy traffic affects residents who deal with the bottlenecks, adding a lot of time to get out of W El Pintado, and often cannot safely exit their own driveways. Adding nearly 70 more units will substantially increase these risks.
4. Infrastructure & Public Services Are Stretched Thin
Water, sewer, storm drainage, utilities, and road capacity were never designed for such an intense concentration of units. Services are already stressed by the NOVA project and nearby medical facilities.
5. Permanent Loss of Neighborhood Character
Replacing long-standing homes with a multi-unit complex permanently changes traffic patterns, noise, privacy, and the small-town residential feel. Property values will also be affected.
There are about 10 other high-density housing plans submitted to Danville's Private Land Development; this one should NOT be done. Once done, these impacts cannot be undone.

We support responsible development — but not the concentrated, disproportionate, and destabilizing level proposed by the Legacy Project. Our neighborhood is already carrying the burden of major high-density expansion. We cannot absorb another massive project without severe, lasting impacts.
We, the undersigned, oppose the Legacy Project as currently proposed:
